How bathroom resealing works in North Lanarkshire

The secret of a lasting bead is the preparation. The old sealant is removed to the last smear, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. We work on wet rooms, kitchen worktops & upstands and basins & vanity units, and people most often call us about a reseal done over the top of the old bead and a joint torn by a bath that flexes.

There is not much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes a couple of hours for a single bath or shower.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

What you’ll pay

The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first.

Where we work in North Lanarkshire

Across North Lanarkshire, from Motherwell, Cumbernauld and Coatbridge outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.

We work across all of Scotland, from the cities to the islands, and North Lanarkshire is part of that. Longer journeys are planned in advance, and outdoor work around the weather.

Motherwell: Rented homes near Motherwell station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. If you live in an older home near Dalziel High Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Leave it or put it right?

You do not need a new bathroom because the sealant looks bad. Replacing the joint is usually all it takes, as long as the fittings themselves are sound. If something else is wrong, we’ll tell you.

What your quote should include

  • When the joint can take water or movement
  • Is VAT in the price?
  • Which sealant they’ll use, and why
  • How hidden problems are handled

Surface by surface

Wet rooms

Wet rooms rely on sound joints at floor and wall junctions. They’re resealed with anti-fungal sanitary silicone, and our work is on the visible joints only.

Basins & vanity units

Basin joints are short and close to eye level: so we keep the line tidy and even, in white, clear or a colour to suit.

When something else is needed

We will not take on work that will not last, so here’s what sealant cannot put right:

  • Loose or hollow tiles, or failed tanking behind them
  • Cracked or missing grout between tiles (that’s regrouting)
  • Cracks in the tray itself rather than the joint

Looking after it afterwards

Looking after new joints is easy:

  • Don’t leave water standing on kitchen joints
  • Keep scourers and sharp tools away from the bead
  • Keep an eye on the corners, where splits start
  • Squeegee the walls and tray after use

In a kitchen, don’t let water sit along the back of the worktop. The drier the joint stays, the longer it lasts.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. A reseal in time can save the worktop.

Landlords, agents and businesses in North Lanarkshire

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

North Lanarkshire questions

Can tenants book the work?

Of course. Ask your landlord first, and we can send them the quote if that helps.

What colours of sealant can you use?

We can use white, clear or a colour to suit. Where the joint is on show, we match it to the surface.

Is it OK to put new sealant on top of the old bead?

No. A bead laid over old silicone soon starts to come away. Every trace of the old bead is removed first.

Can you reseal around my kitchen sink and worktop?

Yes. Kitchen joints get extra degreasing before the new bead goes on, then a colour-matched bead is laid.

My sealant has gone black. Can you sort it?

Yes. We strip the bead, treat the joint and lay new anti-fungal silicone.
