How we handle bathroom resealing in Gowkthrapple
Homes in Gowkthrapple have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. We work on shower trays & enclosures, wet rooms and baths, and common reasons people get in touch are water getting behind the kitchen upstand and water getting behind the bath panel.
Bathrooms in smaller places like Gowkthrapple work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Gowkthrapple questions
Will you come out to Gowkthrapple?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Is Gowkthrapple in your area for bathroom resealing?
Yes. Our work covers the whole of Scotland, and Gowkthrapple is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear price.
How long does the new silicone need before I use the shower?
Silicone is touch-dry quite quickly, but it takes longer to cure. Keep water off it for around 24 hours, or follow the cure time we give you.
Can you quote for more than one area?
Of course. Combining jobs makes good use of the visit.
Can you work on commercial sites?
Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.
Do you take out the old sealant first?
Yes, always, and completely. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.
Is it worth trying it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.
What do you put in the joint?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
For landlords and businesses
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements.
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Keeping the joints in good condition
A little care helps the new joints last. We recommend:
- Look for lifting corners and small gaps now and then
- Dry the bead with a towel now and then
- Give the silicone its full cure time
- Run the extractor fan during and after every shower
Keep bottles and razors off the sealant line, as they hold water against it. Squeegeeing the walls and tray after use helps the joint dry.
Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning normally won’t remove it. Catching it early keeps it a simple reseal.
Why it’s worth doing now in Gowkthrapple
Running new silicone over the old joint can look tidy for a few weeks, but it cannot stick to what’s underneath. It lifts, traps water and grows mould behind it, so the next person has twice as much to remove. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re not sure whether it needs doing, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Bathroom resealing in Gowkthrapple: local notes
Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
Homes close to Thornlie Parish Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. If you look after a building such as St Aidan's High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Letting a property close to Wishaw station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

The process
The work is kept neat and contained to the joints we are treating. Expect the work to take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Outdoor work around Gowkthrapple depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you are told the cure time, usually around 24 hours.
Getting ready for the visit
- Where the joints are inside, avoid wetting them before we arrive
- Let us know about earlier repairs to the joints
- Clear the area around the work

Related advice
Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.
How the job changes by surface
Kitchen worktops & upstands
Upstands and back edges are cut out, cleaned of grease and resealed, because cooking grease stops sealant bonding. The extra cleaning is what makes the bead last.
Basins & vanity units
A vanity top has a joint along the wall and sometimes at the sides. Water that gets behind can damage the unit, so the joint is sealed in one unbroken line.
