Different surfaces, different methods

Baths

Baths move more than any other fitting, so it’s filled with water before the bead goes on. That way the joint is laid with the bath at its heaviest and is not torn the first time it’s used.

Kitchen worktops & upstands

Kitchen joints need more degreasing than bathroom ones, because cooking grease stops sealant bonding. Proper degreasing is what helps the new joint last.

Bathroom resealing in Netherton, done properly

Showers work their sealant harder than baths. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. They’re resealed with anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. If you have a reseal done over the top of the old bead and failed sealant on the screen profile, we can help.

Bathrooms in smaller places like Netherton work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

Whatever the size of the job, you get the same one-year guarantee in Netherton and across North Lanarkshire.

What affects the cost of bathroom resealing

Some jobs are bigger than they look, and some smaller. The main factors:

  • Any working-time requirements on site
  • Mould in or behind the old joints
  • Which sealant suits the joint
  • Whether old sealant or filler has to be cut out

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

What we need to know

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Roughly how big the job is
  • The problem you’ve noticed
  • If someone has resealed it before
  • The address or postcode of the job

Questions from Netherton

Do you work for landlords with property near Shieldmuir station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Is Netherton in your area for bathroom resealing?

Yes. We work across all of Scotland, and Netherton is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

Does the resealing come with a guarantee?

Yes, a one-year guarantee. Looking after the joint as we suggest helps it last.

Can you work on commercial sites?

Yes. We’ve worked for hotels, offices and other businesses, and we are fully insured.

What should I tell you?

A short description and the location. If we need more, we will ask.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

What colours of sealant can you use?

You’re not limited to white: white, clear and colours to suit tiles and worktops. We can help you pick when we quote.

Can you do several jobs on one visit?

Yes, we can. More than one area can go on one quote.

For landlords and businesses

Housing providers, facilities teams and property managers book us too. Several sites can be quoted together, and we are fully insured for the work.

Letting agents often deal with us directly. Tell us the address, the job and how access works and we will give you a quote.

Looking after it afterwards

Simple care keeps the joints in good condition. Our advice:

  • Look for lifting corners and small gaps now and then
  • Keep scourers and sharp tools away from the bead
  • Do not leave water standing on kitchen joints
  • Stick to a soft cloth and a mild cleaner

Check the sealant now and then. Small splits and lifting ends are easy to catch early, and if anything looks wrong, just email us at info@mrmastic.co.uk.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. Resealing before that happens protects the worktop.

What sealant work cannot fix

New sealant cannot fix everything, and we’d rather say so up front. Sealant won’t put right:

  • Cracked or missing grout between tiles (that is regrouting)
  • Damage behind the tiles that needs a tiler
  • Cracks in the tray itself rather than the joint

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

Surfaces we seal

  • Basins & vanity units
  • Shower trays & enclosures
  • Wet rooms
  • Kitchen worktops & upstands
  • Baths
  • Sinks & splashbacks

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

Bathrooms and kitchens in Netherton

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

If you look after a building such as Our Lady's High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Letting a property close to Shieldmuir station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. In the older streets around St Patrick's R.C. Church, older homes can move a little, which is hard on rigid grout and tired sealant.

The process

We keep the work tidy and contained to the joints we’re treating, so you can carry on as normal. Expect the work to take a morning or an afternoon for most single baths and showers, and we tell you how long to leave it before we go. Around Netherton, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We start by protecting the area and stripping out the old bead.
  2. We clean and degrease the joint and treat any mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We tidy up and give you the cure time, generally around 24 hours.

Preparing for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Mention any leaks or damp you’ve noticed
  • Mention any tricky access
