Different surfaces, different methods
Sinks & splashbacks
Around the sink, we use a product suited to kitchens, including a food-safe sealant where that’s needed. The joint is laid neatly so it’s easy to wipe.
Shower trays & enclosures
There are usually two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.
Bathroom resealing for homes and businesses in Overtown
Showers work their sealant harder than baths. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We work on baths, basins & vanity units and wet rooms, and the jobs we see most are water getting behind the kitchen upstand and black spots spreading through the bead.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

Bathroom resealing in Overtown: local notes
In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.
In the older streets around Overtown Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant. Schools such as St Aidan's High School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

The process
There’s no need to move everything out, just the space around the work. We protect the rest, and the job takes half a day or less for one room, longer when the kitchen is included for a typical job. Outdoor work around Overtown depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- We cover the area around the joints we are working on.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.
Preparing for the visit
- Mention any parking rules near the property
- For indoor joints, keep the area dry beforehand if you can
- Plan for the work area to be out of bounds to pets and children

Related advice
Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.
Keeping the joints in good condition
Joint life depends on how it’s used and looked after. We suggest:
- Wipe the sealant dry after showering
- Run the extractor fan during and after every shower
- Wait for the cure time we give you
- Do not leave water standing on kitchen joints
Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.
Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.
When to call us in Overtown
Plenty of failed sealant has been laid over the top of older sealant. New silicone will not bond to old silicone, so it peels, leaks and hides mould behind it.
It’s worth asking for a quote if you see:
- Two layers of silicone, both failing
- Cracked, shrunken or lifting silicone
- Mouldy sealant that has gone black
- Leaks into the floor or ceiling below
