Keeping the joints in good condition

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Dry the bead with a towel now and then
  • Do not leave water standing on kitchen joints
  • Give the silicone its full cure time
  • Keep bottles off the sealant line

Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.

Do not wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.

Bathroom resealing in Waterloo, done properly

With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Waterloo. We’re ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. We’re often asked to deal with smears of silicone across the tiles and mouldy sealant that has gone black, on kitchen worktops & upstands, baths and basins & vanity units.

A bathroom in a place like Waterloo gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

Whatever the size of the job, it’s backed by our 12-month guarantee in Waterloo and across North Lanarkshire.

When something else is needed

New sealant cannot fix everything, and we will tell you before any work starts. It won’t solve:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • A bath or tray that moves because it is not properly supported
  • Tiles that have come away from the wall

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before booking.

Surfaces we seal

  • Shower trays & enclosures
  • Baths
  • Kitchen worktops & upstands
  • Wet rooms
  • Sinks & splashbacks
  • Basins & vanity units

What the job involves on each surface

Wet rooms

If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We check the joints and say so if the fault looks to be elsewhere.

Shower trays & enclosures

Water often gets past the wall profile of a shower enclosure. We reseal it along with the base of the enclosure, following the enclosure maker’s guidance on which side to seal.

Common problems we fix in Waterloo

Sealing over old silicone is one of the commonest mistakes we find. New silicone will not bond to old silicone, so it lifts, lets water in and traps mould underneath.

Look out for these signs:

  • Water getting behind the kitchen upstand
  • Gaps where the bath or tray has moved
  • Two layers of silicone, both failing
  • Failed sealant on the screen profile

For landlords with property near Wishaw station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Waterloo: your questions answered

Can you do bathroom resealing in Waterloo?

Yes, Waterloo is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.

I let a flat near Wishaw station. Can you help?

Yes. We work for landlords and agents as well as householders. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.

Do you do kitchens as well as bathrooms?

Yes. We reseal worktop upstands, sinks and splashbacks, with a sealant suited to kitchens, colour-matched where it shows.

Are you fully insured?

Yes. Mr Mastic is fully insured.

Is there any odour?

Some sealants have a smell while they cure, but it fades. Ventilation helps.

Do you remove the old sealant?

Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Which products do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.

Is white the only colour available?

You are not limited to white: clear, white and colours chosen to suit the room. We can help you pick when we quote.

How it works

Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes two to three hours for a typical bath, depending on how much old sealant there is. Outside jobs in Waterloo need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

How to prepare

  • Let us know if you’ve seen damp or leaks
  • Mention any parking rules near the property
  • Mention if the joints have been sealed before

How we quote for bathroom resealing

Jobs vary more than people expect. What affects the quote:

  • Whether there’s mould to deal with
  • How much old sealant there is and how hard it is to remove
  • Access and height
  • The size of the job

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

What to tell us for a quote

There’s no need for technical detail. Just tell us:

  • The type of property
  • Roughly how big the job is
  • The address or postcode of the job
  • The problem you’ve noticed

What bathroom resealing looks like in Waterloo

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

If you live in an older home near Overtown Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. For site and facilities teams at buildings such as St Aidan's High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
