Sand mastic in Waterloo

Our applicators renew the sand mastic around sash and case windows and doors in stone and brick. Out comes the old, loose mastic, and new mastic is applied and shaped by hand. If you have open joints round the window box and old sand mastic that has cracked, crumbled or fallen out, we can put it right.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Brick reveals

Gaps between frame and brick let in rain and draughts. Renewing the mastic closes it.

Timber door frames

Door frames get knocked and soaked and the mastic can crack early. It’s renewed by hand.

Waterloo homes and the weather

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

In the older streets around Overtown Parish Church, the joint between an old wall and a newer frame is usually the first place rain gets in. Letting a property close to Wishaw station? Then cracked sand mastic around sash windows lets in the draughts tenants complain about.

Waterloo is about 2 miles south of Wishaw, in North Lanarkshire. Why deal with it now?

Not every draught comes from the sashes themselves. Gaps between the frame and the wall can be just as bad and new mastic seals them. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

A failed joint rarely gets cheaper to fix by waiting. If you’re unsure, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

What we do, step by step

Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself generally takes a few hours for a single window, longer for several, depending on how much there is to do. For a place like Waterloo, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We look at the surrounds with you and agree the joints to renew.
  2. Old mastic and any loose material are raked out.
  3. We pack any deep voids first.
  4. We apply the mastic by hand and shape it.
  5. We dress the finish so it sits neatly against the masonry.

Getting ready for the visit

Common problems we fix in Waterloo

Timber frames move with the seasons. That movement opens up the mastic joint over time.

Keep an eye out for any of the following:

  • A silicone bead on a sash window that spoils the look
  • Cement or filler used on old window joints that has cracked
  • Open joints round the window box
  • Weathered mastic on the most exposed windows

Managing a site like St Aidan's High School? Then larger buildings have plenty of frames, and the mastic around each one ages.

How to choose a mastic man

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Aftercare tips

Joint life depends on how it’s used and looked after. We suggest:

  • Look over the window mastic once a year
  • Keep modern sealant off the mastic
  • Find out about consent before window work on a listed home
  • Clear gutters so water doesn’t pour onto the windows

Keep gutters and sills clear so water runs away from the surround. Constant wetting wears the mastic faster.

Fine cracks show the mastic is starting to fail. It’s easier to renew it before it drops out.
