About our sand mastic in Gowkthrapple

For a listed home or one in a conservation area, ask your local planning authority whether consent is needed for work to windows. Like-for-like sand mastic is often the preferred finish. We work on tenement windows, stone surrounds and sash and case windows, and the jobs we see most are old sand mastic that has cracked, crumbled or fallen out and tired mastic found when preparing windows for paint.

Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

All our work comes with a 12-month guarantee.

Tenement and terrace windows

Rows of sash windows on tenements and terraces often need renewing together. We can do one window or several.

Brick reveals

Loose mastic comes out and deep gaps are packed before the new mastic goes in.

Quotes for sand mastic in Gowkthrapple

We quote each job individually. This is what makes a difference:

  • The number and length of the joints
  • When we can work, for business premises
  • Any mould that needs treating
  • How many areas need sealing

Leaving a failed joint usually makes the job bigger, not smaller. If you’re not sure whether it needs doing, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

What to tell us for a quote

Photos help, but a description is a good start. Try to tell us:

  • How we’d reach the joints
  • The rough size of the job
  • What the problem is, such as mould, gaps, leaks or cracking
  • The type of property

Asking for a quote is easy: tell us what needs doing and where. Photos by email help us understand the job.

Gowkthrapple questions

Will you come out to Gowkthrapple?

Yes. Gowkthrapple is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you work for landlords with property near Wishaw station?

Yes, landlords and agents are among the people we work for. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

How do I get a quote for sand mastic in Gowkthrapple?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You will get a clear quote before we start.

Is it possible to paint over sand mastic?

Traditional guidance is not to paint over sand mastic. Ask us before you decorate around it and we will talk you through it.

Can you match the sealant colour?

We’ll suggest a colour to suit the surroundings, from white and clear to greys and other shades. The product needed can limit the range.

Where is Mr Mastic based?

Our base is in Crawley, and we cover South East England, London and all of Scotland.

How long does sand mastic take?

Typically it takes a few hours for a single window, longer for several. Larger jobs naturally take longer, and we’ll say how long yours will take.

Do you do commercial work?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.

What we are called out for in Gowkthrapple

Timber frames move with the seasons. That movement opens up the mastic joint over time.

Look out for these signs:

  • Old cement repairs round a window that have failed
  • Wind and rain getting in round a sash window
  • Mastic dropping out of the joint
  • A silicone bead on a sash window that spoils the look

In the older streets around Thornlie Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Before you book anyone

  • How the joint is cleaned and prepared
  • Which sealant they’ll use, and why
  • Whether they’re fully insured
  • Is the old sealant removed completely?

Our hiring checklist

Why act early in Gowkthrapple

An open joint round the frame lets weather in. Left, water can reach the timber and the wall, so dealing with it now protects both. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

What you get with us

  • Quality sealants from Arbo and Everbuild
  • Sanitary silicone with an anti-fungal additive in wet areas
  • Homes, businesses and hotels
  • We’re fully insured

What we do, step by step

The work is kept neat and contained to the joints we are treating. Expect the work to take a few hours per window, depending on the condition of the joints, and we explain the cure time before we leave. Outside jobs in Gowkthrapple need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First, we look at the surrounds with you and agree what needs doing.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. Large voids are packed out first, so the mastic is not too thick.
  4. Sand mastic is mixed and applied by hand, then shaped to the joint.
  5. We dress the surface so it sits neatly against the masonry.

Preparing for the visit

  • Clear items away from the joints we’re working on
  • Let us know if you’ve seen damp or leaks

Looking after it afterwards

Looking after new joints is easy:

  • Ask a joiner to look at soft timber first
  • Go gently near the mastic when preparing windows
  • Plan mastic work ahead of painting
  • Look over the window mastic once a year

Avoid sealing over the mastic with silicone. If anything cracks, get it looked at before trying a quick fix.

It’s best to renew mastic before painting the windows. Paint over cracked mastic only covers it up.

Windows and doors in Gowkthrapple

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. With historic houses such as Cambusnethan House (about 0.7 miles south-west) nearby, there’s older building stock in the area around Gowkthrapple as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.

Schools such as St Aidan's High School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages. Rented homes near Wishaw station change hands often, and older sash windows in a rental need their mastic kept sound to keep the weather out.
