Window mastic in Waterloo, done properly
Homes in Waterloo have every kind of window: from uPVC casements to timber and aluminium, along with patio doors, French doors and sills. The sealant is chosen to suit the frame material and the wall. If you are dealing with hard, cracked sealant around windows and damp patches on the reveal after heavy rain, we can put it right, whatever the surface.
Mastic can only go onto a dry joint, so outside work in Waterloo depends on the weather. Let us know about access to every frame, including any upstairs.
Our work is backed for twelve months, and the guarantee is the same wherever you are.

For landlords and businesses
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
We also work for property managers and facilities teams. Several sites can go on one quote, and we’re fully insured for the work.
What sealant work cannot fix
Some problems need a builder, plumber or other trade rather than us:
- A sash or casement that won’t close properly
- Misting between the panes of a double-glazed unit (that needs a new unit)
- Rotten timber, which needs a joiner first
If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.
Joints and surfaces we work on
- Window sills
- Aluminium frames
- Composite doors
- uPVC windows
- Timber windows & doors
- Patio & French doors
What the job involves on each surface
uPVC windows
uPVC expands and contracts noticeably with temperature, so we use a flexible, low-modulus sealant. We match white, brown, anthracite grey and black frames.
Composite doors
Draughts round the door leaf usually come from worn seals or adjustment, not the mastic. We’ll tell you if that is what we find.
When to call us in Waterloo
Some failures date back to when the windows were fitted. Sealant run over dust, wet brick or loose mortar never bonded as it should, so it comes away long before its time.
Common reasons people contact us include:
- Gaps between the frame and the inside reveal
- Damp patches on the reveal after heavy rain
- Cold air getting in at the frame edge
- A bead that does not match the frame
In the older streets around Overtown Parish Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.
What your quote should include
- How the colour is chosen
- Is VAT in the price?
- What the cure time is
- Who does the work, and how experienced they are
Leave it or put it right?
A cracked joint around a frame lets rain into the wall. Left long enough, it can stain inside walls, spoil plaster and rot wooden frames. A reseal is a much smaller job. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Leaving a failed joint normally makes the job bigger, not smaller. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk and we’ll give you an honest view and a quote.
Why us?
- We never seal over old sealant
- Quality sealants from Arbo and Everbuild
- 20+ years of sealant experience
- Neat joints and a tidy finish
FAQs for Waterloo
Is Waterloo within the area you cover?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Is Waterloo in your area for window mastic?
Yes, Waterloo is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we will send you a clear quote.
Will there be a smell?
That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.
Can you do several jobs on one visit?
Yes, and it often makes sense. Doing several areas at once is usually more efficient.
How do I get a quote for window mastic in Waterloo?
Size, access and the old material all affect the cost. Call for a quick quote and we’ll talk you through it.
Where do you work from?
Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.
Are you an approved applicator?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
Should I try DIY first?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Walk round the house once a year and look at the joints
- Wash the frames with mild soapy water
- Don’t paint over the silicone
- Repaint timber before it’s bare
Try not to touch the new joint while it cures, for as long as we advise. Keep jet washers away from the frames.
A failed joint lets water into the wall a little at a time. You might not see it until plaster blows or a damp patch appears inside. Catching it early keeps the fix to a reseal.
What happens on the day
Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take anything from an hour or two to a full day, depending on how many frames there are. Outside jobs in Waterloo need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- First, we go round the frames with you and agree the list.
- The old mastic is cut out and scraped back to clean surfaces.
- Where the gap is deep, backing rod goes in first.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- We tool each bead neatly and check every joint is closed.
Before we arrive
- Let us know about stairs, lifts or work at height
- Tell us about any previous sealing or DIY attempts
- For indoor joints, keep the area dry beforehand if you can

What window mastic looks like in Waterloo
Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
If you look after a building such as St Aidan's High School, its window and door frames need their mastic kept sound, just like a home’s. If you let a flat or house near Wishaw station, renewing tired window mastic between tenants heads off draught and damp complaints.
Waterloo is about 2 miles south of Wishaw, in North Lanarkshire. Every kind of property in Waterloo is covered for window mastic, old or new, large or small. The work is guaranteed for a year.
