Bathroom resealing in ML8: how it works
Across ML8, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. Common call-outs are for new sealant laid over old sealant that is now lifting and cracked, shrunken or lifting silicone, on baths, kitchen worktops & upstands and shower trays & enclosures.
On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The job generally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, normally around 24 hours.
What you’ll pay
Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you’re unsure, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.
What you get with us
- Experience in homes, commercial sites and hotels
- Arbo and Everbuild products
- Sanitary silicone with an anti-fungal additive in wet areas
- A choice of colours where the product allows

Near you in Carluke

Bathrooms and kitchens across ML8
ML8 has homes of every age, old and new, with plenty of rented property in places like Carluke, Law and Waterloo. Sound sealant and clean grout keep water out and rooms looking cared for.
The west of Scotland is wetter than the east, but outside joints take plenty of weather everywhere. That shapes the choice of sealant for jobs across ML8.
Carluke: Rented homes near Carluke station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. For site and facilities teams at buildings such as Carluke High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
How the job changes by surface
Baths
Acrylic baths give a little under load, and even steel and cast iron baths settle slightly when full. Filling the bath first allows for that movement.
Wet rooms
Wet rooms rely on sound joints at floor and wall junctions. They get anti-fungal sanitary silicone, and our work is on the visible joints only.
How we quote for bathroom resealing
Your quote is based on your job. We take into account:
- The number of rooms or windows
- Any mould that needs treating
- How much old sealant there is and how hard it is to remove
- The type of sealant required
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.
What we need to know
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- Photos by email, if that’s easy
- Whether it has been sealed before
- What’s wrong with the joints now
- The address or postcode of the job
To get a quote, email us at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You will have a clear quote before work begins.
For landlords and businesses
Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
When something else is needed
Sealant isn’t the answer to every problem, and we will tell you before we start. It will not solve:
- A bath or tray that moves because it isn’t properly supported
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Water getting in through the grout rather than the sealant
ML8: your questions answered
Do you work in ML8?
Yes. We work in ML8, as part of our work across South East England, London and Scotland. To book, send an email to info@mrmastic.co.uk.
How much does bathroom resealing cost in ML8?
We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. You will get a clear quote before we start.
Does someone need to be in?
If the work is inside, we need someone to let us in. Once we’ve agreed the job, you don’t need to watch us work.
Will you leave a mess?
No. We work neatly, protect the area around the joints and tidy up afterwards.
Are you insured?
Yes. Full insurance covers our work.
Is there any odour?
There can be a smell while the sealant cures. Ventilation helps.
Can you reseal around my kitchen sink and worktop?
Yes. Worktops, sinks and splashbacks are all part of the job, in a kitchen-suitable sealant, matched to the worktop where it’s on show.
