Bathroom resealing for homes and businesses in Tillietudlem

A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. If you’re dealing with smears of silicone across the tiles and water getting behind the kitchen upstand, we can help.

Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

The work is covered for a year after we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

Tillietudlem homes and their sealant

Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.

What we do, step by step

A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and clear up. It generally takes a morning or an afternoon for most single baths and showers. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

How to prepare

  • Move anything stored near the joints
  • Let us know about parking restrictions
  • For business premises, tell us about site rules or sign-in

Advice

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Check the joints every few months for splits or lifting
  • Move toiletries away from the joint
  • Wipe up water along the back of the worktop
  • Dry the bead with a towel now and then

Check the sealant now and then. A small split or a corner lifting is easy to spot, and if anything looks wrong, just email us at info@mrmastic.co.uk.

Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning generally will not remove it. Replacing the sealant early keeps the job small.

How the job changes by surface

Basins & vanity units

A vanity top has a joint along the wall and sometimes at the sides. If water gets in, the cabinet underneath can swell, so a neat, continuous bead matters.

Sinks & splashbacks

Around the sink, we use a product suited to kitchens, including a food-safe sealant where that is needed. The bead is finished smooth so it wipes clean.

Work for landlords, hotels and businesses

If you manage several properties in or around Tillietudlem, several properties can be quoted together. Just tell us the addresses and what each one needs, and pictures by email help.

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.

Leave it or put it right?

Running new silicone over the old joint can look tidy for a few weeks, but it will not bond. Water creeps under it and mould follows, and the next reseal means two layers to cut out. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.

When to call us in Tillietudlem

Not every tube in the shop is meant for a shower. Decorators’ caulk and all-purpose sealants aren’t made for constant wetting, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.

Most people get in touch after spotting one of these:

  • Leaking joints on a shower screen
  • Black mould in the silicone that won’t clean off
  • Damp behind the bath or under the tray
  • A joint torn by a bath that flexes

For an older house near a landmark such as Crossford Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What your quote should include

  • How hidden problems are handled
  • Which sealant they’ll use, and why
  • What insurance they hold
  • Whether VAT is included

How to choose a mastic man

Should I try it myself first?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
