Bathroom resealing in Hazelbank

Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. If you have a messy, uneven bead from a previous reseal and sealant that has split, shrunk or peeled away, we can put it right, whatever the surface.

A bathroom in a place like Hazelbank gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

We stand behind the work with a 12-month guarantee, so you are not left on your own once the job is done.

Work for landlords, hotels and businesses

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

Bathroom resealing in Hazelbank: local notes

Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.

Around Hazelbank, as everywhere, bathroom resealing is only as good as the preparation behind it. Letting a property close to Lanark station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

What the job involves on each surface

Sinks & splashbacks

Water getting under the rim of an inset sink can soak the worktop. We reseal the visible edge of the sink where it has failed.

Kitchen worktops & upstands

Water behind a laminate worktop can make the edge swell. A sound joint along the back edge stops that, as long as the worktop itself is firmly fixed.

Hazelbank: your questions answered

Can you do bathroom resealing in Hazelbank?

Yes. Our work covers the whole of Scotland, and Hazelbank is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear price.

Do you work for landlords with property near Lanark station?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

Which products do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Do I need to be at home?

That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.

Can I choose the colour of the sealant?

There’s a choice: clear, white and colours chosen to suit the room. We’ll talk it through when we quote.

Can you just seal over the old silicone?

No. Sealing over the top looks fine for a few weeks, then lifts, because silicone doesn’t bond to silicone. We remove the old bead completely before resealing.

Are you an approved applicator?

Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Is there any odour?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

How to look after the new joints

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Look for lifting corners and small gaps now and then
  • Move toiletries away from the joint
  • Open a window or run the fan so the room dries
  • Dry worktop joints after washing up

In a kitchen, don’t let water sit along the back of the worktop and keep hot pans away from the silicone. The drier the joint stays, the longer it lasts.

There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.

Should I try it myself first?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Why it’s worth doing now in Hazelbank

A clean new bead makes a room look cared for, which matters if you’re letting a property or selling it. Lumpy sealant with smears on the tiles has the opposite effect. Around Hazelbank, water from a failed joint in an older stone home can soak into timber and plaster.

What you pay reflects the work, not guesswork. That’s why we ask a few questions first and agree the price before starting.

What we cannot put right

To be straight with you, some problems need a different trade:

  • Tiles that have come away from the wall
  • A bath or tray that moves because it is not properly supported
  • Failed grout lines across the wall

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before you book.

What we seal

  • Wet rooms
  • Shower trays & enclosures
  • Baths
  • Basins & vanity units
  • Sinks & splashbacks
  • Kitchen worktops & upstands

The process

Before we leave, we go over the finished joints with you. The visit itself normally takes around two hours for one bath or shower, longer for a whole bathroom, depending on how much there is to do. For a place like Hazelbank, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We cover the area around the joints we are working on.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

Getting ready for the visit

  • For business premises, tell us about site rules or sign-in
  • Tell us about access, such as stairs, a lift or high-level joints
  • Try not to wet indoor joints just before the visit
