Sealant work in ML11

About bathroom resealing in ML11

A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We work on wet rooms, baths and basins & vanity units, and the jobs we see most are water getting behind the bath panel and black mould in the silicone that won’t clean off.

Most of a good job is in the preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a couple of hours for a single bath or shower.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. Finally we tidy up and explain the cure time before we leave.

Around Lanark

Around Lanark, our work takes us to homes and buildings near Maisies pub, Lanark and Delves Park, among other places. There’s a railway station in Lanark itself: Lanark station. Other landmarks nearby include Royal Burgh of Lanark Museum (under half a mile west) and Lanark Castle (0.5 miles south-west). Green spaces nearby include Lanark Loch and Black Hill.

Where we work in ML11

Homes across ML11 range from older properties to new builds, and in places like Lanark, Lesmahagow and Kirkmuirhill there’s plenty of rented property too. Sound sealant and clean grout keep water out and rooms looking cared for.

The west of Scotland is wetter than the east, but outside joints take plenty of weather everywhere, while generally soft water means less limescale indoors but no less mould. Sealants for jobs in ML11 are chosen with that in mind.

Lanark: If you look after a building such as Lanark Grammar School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Letting a property close to Lanark station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

When it isn’t the sealant

In fairness, there are a few things sealant won’t fix:

  • Cracks in the tray itself rather than the joint
  • Cracked or missing grout between tiles (that is regrouting)
  • Water coming from the plumbing rather than the joint

Work for landlords, hotels and businesses

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

For anyone letting property in or around ML11, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs.

Why deal with it now?

Sorting it now is quick: it takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Left until water gets through, the job can grow to lifting panels, drying out and decorating.

Questions to ask before booking

  • How much experience the applicator has
  • How the surfaces are prepared before sealing
  • Which sealant they’ll use, and why
  • What the quote includes, VAT included or not

Common problems we fix in ML11

A bath shifts a little every time it’s filled and emptied. Acrylic in particular gives slightly under the weight of water and a person, and a tray that is not fully bedded can rock. Over time the joint tears or pulls away from the tile.

Keep an eye out for any of the following:

  • Black mould in the silicone that will not clean off
  • New sealant laid over old sealant that is now lifting
  • A messy, uneven bead from a previous reseal
  • Water escaping at the shower enclosure

Your questions about bathroom resealing in ML11

Can I choose the colour of the sealant?

We can use white, clear or a colour to suit. On a worktop we colour-match where the joint shows.

Does the resealing come with a guarantee?

Yes. We give a 12-month guarantee on every job, and we’re fully insured.

Will you leave a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

Do you work in ML11?

Yes. We cover ML11. For a quote, drop us a line at info@mrmastic.co.uk.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status, and we’re fully insured.

Do you do commercial work?

Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.

Can mouldy silicone be sorted out?

Yes, we replace the mouldy bead. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Airing the room well helps stop it returning.
