We work on sinks & splashbacks, basins & vanity units and shower trays & enclosures, and the jobs we see most are a bead that has pulled away from the tiles and damp behind the bath or under the tray.

What happens if it’s left?
Mould removers can fade the surface of a stained bead, but mould that has grown into the sealant tends to return. The lasting answer is to remove the bead and start again. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
The cost reflects the work involved, not guesswork. That is why we ask a few questions first.

New Lanark: your questions answered
Will you come out to New Lanark?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Can you help a landlord with a rental near Lanark station?
Yes. We work for landlords and agents as well as householders, and several properties can go on one quote. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.
Are you fully insured?
Yes. Full insurance covers our work.
Do the sealants smell?
Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.
Where are you based?
We’re a Crawley-based firm. We work across South East England, London and Scotland.
Do I need to be at home?
That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.
Do you take out the old sealant first?
Yes. We cut out all the old sealant and clean the joint before resealing.
How long before the new sealant can get wet?
Silicone is touch-dry quite quickly, but it takes longer to cure. Keep water off it for around 24 hours, or follow the cure time we give you.
Do you need bathroom resealing in New Lanark?
Baths and trays move. Acrylic in particular gives slightly under the weight of water and a person, and a tray that is not fully bedded can rock. Over time the joint tears or pulls away from the tile.
Look out for any of the following:
- Black mould in the silicone that will not clean off
- New sealant laid over old sealant that is now lifting
- Sealant that has split, shrunk or peeled away
- A joint torn by a bath that flexes
If you let a flat or house near Lanark station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
Questions to ask before booking
- How the colour is chosen
- When the joint can take water or movement
- How the surfaces are prepared before sealing
- How much experience the applicator has
Can I do it myself?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
How the visit works
There is not much for you to do on the day. Show us the job and we will take it from there. The job generally takes around two hours for one bath or shower, longer for a whole bathroom from start to finish. Outdoor work around New Lanark depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We start by protecting the area and stripping out the old bead, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We tidy up and give you the cure time, generally around 24 hours.
Getting ready for the visit
- Mention any sign-in or site rules at work premises
- Mention any parking rules near the property
- Plan for the work area to be out of bounds to pets and children

Different surfaces, different methods
Basins & vanity units
Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.
Kitchen worktops & upstands
Worktop joints get wet and wiped every day. The new bead is colour-matched where it shows, so the line doesn’t stand out.
New Lanark homes and their sealant
There are hotels and other places to stay in and around New Lanark. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.
For site and facilities teams at buildings such as Lanark Grammar School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Homes close to New Lanark Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.
