Remedial sealant in New Lanark, done properly

A movement joint stops working when its sealant splits or sets hard. The old sealant comes out and backing goes in to control the depth, then a flexible sealant matched to the movement goes in. Typical jobs include thick, messy sealant smeared over tiles and kitchen joints letting water behind the worktop, across expansion joints, shrunken worktop sealant and botched or over-sealed joints.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we will put it right.

Leave it or put it right?

It’s easy to scratch acrylic, enamel or an uPVC frame cutting out old sealant, and the residue left behind stops the next bead bonding. Careful stripping is where most of our time goes. In an older home around New Lanark, damp from a failed joint can get into timber and plaster.

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.

What affects the quote in New Lanark

Every job gets its own quote. This is what makes a difference:

  • The product the joint needs
  • Any mould that needs treating
  • Whether the work is at height
  • Any working-time requirements on site

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk.

Helping us quote

There’s no need for technical detail. It helps if you can tell us:

  • Pictures of the joints, sent by email
  • The type of property
  • Roughly how big the job is
  • The problem you’ve noticed

Getting a quote is simple: let us know the job and the location. A few photos by email make the job easier to understand.

DIY sealant or a professional job?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Common questions in New Lanark

Do you work in hotels near New Lanark?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

Will you come out to New Lanark?

Yes, we do. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can I do it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.

Will it make a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

What do you need from me for a quote?

Just the basics: the address or postcode, what’s wrong and any access issues. After that, simply email us at info@mrmastic.co.uk.

I rent my home. Can I book you?

Of course. Ask your landlord first, and we can send them the quote if that helps.

Will the old sealant be removed?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

What if the leak is not the sealant?

You will hear it from us. If it’s a cracked tray, a failed valve or a leaking waste, resealing will not fix it, and we won’t reseal for the sake of it.

Remedial sealant around New Lanark

New Lanark has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Homes close to New Lanark Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. How the job changes by surface

Leaking trays & enclosures

A cracked tray, failed valve or leaking waste needs a different fix. We’ll tell you what we find.

Mouldy bath & shower sealant

Black mould inside the bead will not scrub out. All of it comes out, and the joint is treated and dried ahead of a new anti-fungal bead.

The process

On the day, we look over the joints with you first, so you know exactly what we are doing. Surfaces next to the work are protected before any work begins. Most jobs take a few hours for most joints, depending on how much old sealant has to come out. For a place like New Lanark, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Each layer is cut out and the residue cleaned off.
  3. Mould is treated and the joint dried.
  4. We reseal with a product suited to the joint, backed where needed.
  5. We finish neatly and point out anything that needs another trade.

How to prepare

  • Tell us if parking is tricky
  • Mention if the joints have been sealed before
  • Mention any leaks or damp you’ve noticed

What we can’t put right

In fairness, there are a few things sealant will not fix:

  • A bath, tray or worktop that moves until it’s properly fixed
  • Failed tanking or loose tiles behind the sealant
  • Cracks in the fitting rather than the joint

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.
