About our remedial sealant in Bothwell
Not every leak is a sealant leak. Cracked trays, leaking wastes and faulty valves often look like a sealant problem. When the fault is elsewhere, we say so instead of resealing for the sake of it. Common call-outs are for thick, messy sealant smeared over tiles and movement joints that have split or pulled away, across failed movement joints, leaking tray & enclosure joints and botched or over-sealed joints.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
A one-year guarantee comes with the work, just as it does everywhere we cover.

For landlords and businesses
We work for landlords and agents as well as householders. Resealing between tenancies keeps a property looking cared for.
We also work for property managers and facilities teams. We can quote a run of properties together, and we’re fully insured.
Why deal with it now?
Another bead over the top won’t fix a failed joint. It does not grip the old layer, leaving the leak in place and one more layer to cut out later. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.
What you get with us
- Old sealant always removed completely
- Experience in homes, commercial sites and hotels
- 4.9 on Google from 180+ five-star reviews
- We leave the area clean and tidy

Bathrooms and kitchens in Bothwell
Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Bothwell has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
Managing a site like Uddingston Grammar School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Rented homes near Blantyre station change hands often, and a joint that keeps failing is best fixed properly while the property is empty. Homes close to Bothwell Evangelical Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

How it works
You don’t need to clear the whole room or building, only the area right around the joints. Everything nearby is protected, and the work takes a few hours for most joints, depending on how much old sealant has to come out for a typical job. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- First we work out whether the problem is the sealant, movement or a leak.
- Old beads and residue are removed down to clean surfaces.
- Mould is treated and the joint dried.
- We reseal with a product suited to the joint, backed where needed.
- We finish neatly and point out anything that needs another trade.
Preparing for the visit
- Tell us about any previous sealing or DIY attempts
- Plan for the work area to be out of bounds to pets and children
- Clear the area around the work

How the job changes by surface
Mouldy bath & shower sealant
Mould often spreads under the bead as well as through it. We treat the exposed joint once the bead is out so the new sealant starts clean.
Windows & doors
Smeared or badly matched mastic can be cut out and redone neatly, matched to the frame colour.
Can I do it myself?
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.
Quotes for remedial sealant in Bothwell
Some jobs are bigger than they look, and some smaller. What affects the quote:
- Whether old sealant or filler has to be cut out
- Whether there’s mould to deal with
- Access and height
- How many rooms, windows or areas are involved
The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before work begins, so you know where you stand.
What we need to know
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- How many joints, rooms or windows are involved
- The type of property
- What the problem is, such as mould, gaps, leaks or cracking
- The address or postcode of the job
To get a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We’ll give you a clear price before any work starts.
Aftercare tips
Looking after new joints is easy:
- Check ceilings under showers for marks
- Use a soft cloth, not a scourer, on silicone
- Have loose fittings fixed before resealing
- Do not wait for a small gap to become a leak
Leave the new joint to cure fully before it gets wet or moves: follow the cure time we give you.
Mould under a second layer of sealant keeps growing out of sight. When it finally shows, the whole bead needs to come out.
Questions from Bothwell
Do you cover smaller places like Bothwell?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
I let a flat near Blantyre station. Can you help?
Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.
Can I choose the sealant colour?
In most cases you can choose. We’ll tell you which colours the right product comes in and agree one before any work starts.
Will it make a mess?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
Do you work for hotels and businesses?
Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.
Can you do several jobs on one visit?
Of course. Doing several areas at once is usually more efficient.
Are you an approved applicator?
Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.
Can you take off two layers of silicone?
Yes. Both layers come out; new silicone doesn’t bond to old silicone, which is why over-sealing fails.
