Gutter sealing for Bothwell homes and businesses

Gutter sealing in Bothwell

Water dripping from a gutter joint can stain walls and soak the ground below. Resealing the joint is often all it needs if the gutter isn’t damaged. If you have fascia boards with gaps between them and quick sealant fixes on gutters that didn’t last, we can put it right.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.

Every job comes with a 12-month guarantee, wherever you are in South Lanarkshire.

Leave it or put it right?

Replacing fascias because of open joints is normally unnecessary. Sealing the joints tidies them up as long as the boards are in good condition. In an older home around Bothwell, damp from a failed joint can get into timber and plaster.

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

How the visit works

Before we leave, we go over the finished joints with you and explain the cure time. The visit itself generally takes anything from an hour or two to a few hours, depending on the amount of work. Outdoor work around Bothwell depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We look at the gutters, fascias and trims and agree the joints to seal.
  2. We clean out each joint.
  3. We make sure everything is dry.
  4. The sealant is applied and finished.
  5. The joints are checked once sealed.

Getting ready for the visit

  • Tell us about any water getting in
  • Mention any tricky access
  • Let us know about earlier repairs to the joints

Advice

When something else is needed

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Problems with the roof covering
  • Downpipes that are blocked or broken
  • Rotten or damaged fascia boards

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

Surfaces we seal

  • Gutter end caps
  • Roofline trims
  • uPVC fascias
  • Gutter joints
  • Soffit joints
  • Garage door frames

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

What affects the cost of gutter sealing

For a quick quote, just ask. The main things that affect it are:

  • How many rooms, windows or areas are involved
  • How much there is to do
  • The product the joint needs
  • How easy the joints are to reach

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Helping us quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • The rough size of the job
  • What’s wrong with the joints now
  • Where the property is
  • Whether it has been sealed before

Getting a quote is simple: let us know the job and the location and its rough size. A few photos by email make the job easier to understand, and we’ll come back to you with a quote.

When to call us in Bothwell

Water spilling over a blocked gutter is often mistaken for a leak. If the downpipe is blocked, water has nowhere to go so we check the cause first.

Most people get in touch after spotting one of these:

  • Dripping gutter ends
  • Leaking gutter joints and stop ends
  • Fascia boards with gaps between them
  • Internal damp traced to a gutter joint

In the older streets around Bothwell Evangelical Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.

  • Is the old sealant removed completely?
  • How long to leave it before use
  • The length of the guarantee

Garage door frames

Failed sealant around a garage door frame lets water in. We cut it out and reseal.

uPVC fascias

Open fascia joints look untidy and can let water in. Sealing them closes the gap.

What gutter sealing looks like in Bothwell

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. The west of Scotland is wetter than the east, so there’s plenty of rain for gutter, fascia and roofline joints to keep out.

For landlords with property near Blantyre station, a dripping gutter joint or loose fascia trim is easy to miss until damp shows inside. For site and facilities teams at buildings such as Uddingston Grammar School, its movement joints, gutters and trims need looking after like any other building’s.
