Remedial sealant near Viewpark

How the job changes by surface

Windows & doors

Frames resealed over the top end up with hard, layered mastic. We remove it all and clean back to sound surfaces before backing and resealing.

Movement & expansion joints

Some movement joints have been filled with mortar or grout. Where it can be raked out, we replace it with flexible sealant.

Remedial sealant in Viewpark, done properly

Remedial jobs in Viewpark normally fall into a few patterns: over-sealed joints, hidden mould, repeat leaks and split movement joints. Each is stripped back and done again properly. Common call-outs are for products that weren’t meant for the joint and sealant peeling off a dusty or damp surface, across failed movement joints, mouldy bath & shower sealant and shrunken worktop sealant.

In and around a place like Viewpark, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are generally the first signs.

A one-year guarantee comes as standard, so you are covered after we have gone.

What remedial sealant looks like in Viewpark

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

For site and facilities teams at buildings such as Cardinal Newman High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Letting a property close to Uddingston station? Then botched sealant from a previous quick fix is easier to strip out between tenants.

Viewpark is about 4 miles north-west of Motherwell, in South Lanarkshire. Viewpark gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. Viewpark is one of 139 towns and villages in South Lanarkshire we cover. Our Glasgow page covers work nearby (9 miles or so).

What sealant work can’t fix

Some problems need a builder, plumber or other trade rather than us:

  • Sealant in an older building that needs testing for asbestos first
  • Water damage behind tiles that needs a tiler
  • Cracks in the fitting rather than the joint

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

Surfaces we seal

  • Leaking tray & enclosure joints
  • Shrunken worktop sealant
  • Failed movement joints
  • Mouldy bath & shower sealant
  • Expansion joints
  • Botched or over-sealed joints

What happens on the day

You don’t need to clear the whole room or building before we come, only the area right around the joints. Everything nearby is protected, and the job takes a few hours, depending on how many layers have to come out for a typical job. For a place like Viewpark, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. Surrounding tiles, trays and frames are protected first.
  2. The botched or failed sealant is cut away completely.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. You get the cure time and our view on why the joint failed.

Getting ready for the visit

  • Try not to wet indoor joints just before the visit
  • On commercial sites, let us know about site rules
  • Mention if the joints have been sealed before

Advice

Quotes for remedial sealant in Viewpark

The price is agreed before any work begins. It’s based on:

  • Any mould that needs treating
  • How many rooms, windows or areas are involved
  • The product the joint needs
  • Whether the work is at height

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

Asking for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Whether it’s a home or a business
  • Any access issues, like height or stairs
  • If someone has resealed it before
  • What the problem is, such as mould, gaps, leaks or cracking

We quote each job on its own, so the first step is telling us about yours. Just drop us a line at info@mrmastic.co.uk with the details and send photos if you have them.

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Common problems we fix in Viewpark

Some joints fail because water is reaching them from behind. A leaking valve, a failed waste or cracked grout feeds water behind the bead, so the silicone goes mouldy or lets go.

These are the problems we are asked about most:

  • Beads that never stuck properly
  • Sealant applied over old sealant that has lifted
  • Worktop sealant that has shrunk and split
  • Products that weren’t meant for the joint

Homes close to Old Monkland Parish Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What to look for in a quote

  • Whether all the old sealant comes out first
  • How hidden problems are handled
  • Who does the work, and how experienced they are
  • Is VAT in the price?

Choosing a sealant specialist

Why deal with it now?

Hidden water does the most damage: wet floors, stained ceilings and swollen worktops. By comparison, sorting the joint is quick. Around Viewpark, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Leaving a failed joint usually makes the job bigger, not smaller. If you’re unsure, email us at info@mrmastic.co.uk for an honest opinion and a quote.

Why book with us

  • Colour picked to suit the job
  • Sanitary silicone with an anti-fungal additive in wet areas
  • Tidy, careful work

Viewpark: your questions answered

Can you help a landlord with a rental near Uddingston station?

Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.

Do you work for hotels and guest houses in Viewpark?

Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Do you take out the old sealant first?

Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

Can you do several jobs on one visit?

Yes. More than one area can go on one quote.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.

When is the sealant fully cured?

Most sealants are touch-dry well before they’re fully cured. We’ll tell you how long to leave the joint before we leave.

Do you fix expansion and movement joints?

Yes. Backing sets the depth and stops the sealant sticking to the back.
