External Mastic in Viewpark
Our applicators work in Viewpark on sealing brickwork movement joints, render, cladding and façade joints. Old sealant removed completely, joints prepared properly and every job guaranteed for a year.
- Weeds or debris growing in open joints
- Panel joints letting water in
- Movement joints filled with mortar instead of sealant
How we handle external mastic in Viewpark
Low-level joints can generally be done from the ground. Where joints are higher up, tell us about the building when you get in touch and we will confirm what’s needed to reach them safely. We work on façade panels, render & cladding joints and joints between brick and frames, and people most often call us about plants rooting in failed movement joints and damp patches traced to an open external joint.
Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.
Your job is guaranteed for a year, as with all our work.

Do you need external mastic in Viewpark?
Every building moves. Clay bricks expand slightly over their life, concrete and block shrink, and everything moves with temperature and wet. The sealant in the movement joints takes that strain.
Common reasons people contact us are:
- Weathered mastic that no longer stretches
- Cracked joints where brick meets render or frames
- Rigid filler in a joint that should flex
- Weeds or debris growing in open joints
For site and facilities teams at buildings such as Cardinal Newman High School, larger buildings have long runs of movement joint that eventually need resealing.

Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
Different surfaces, different methods
Joints between dissimilar materials
Brick against render, concrete against metal, stone against timber: every change of material is a joint. A flexible sealant bridges the two.
Render joints
Water behind render can lead to blown patches. Resealing the joints early keeps water out and protects the render itself.
Outside joints around Viewpark
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. The west of Scotland is wetter than the east, so there’s plenty of rain for movement joints and outside wall joints to keep out.
Rented homes near Uddingston station change hands often, and split movement joints are easy to miss on a rental until damp shows inside. Homes close to Old Monkland Parish Church include some older properties, and older walls, gutters and the joints where extensions meet them need a flexible sealant.

Common questions in Viewpark
Is Viewpark within the area you cover?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Can you help a landlord with a rental near Uddingston station?
Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.
Is it worth trying it myself?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.
Can you quote for more than one area?
Yes. Just list everything you need and we will quote it together.
Why is there a gap in my brick wall?
Most straight vertical gaps in brickwork are movement joints. It lets the bricks expand without cracking, and it should be sealed with a flexible sealant.
Are you an approved applicator?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
How long does external mastic last?
It depends on the exposure, the movement and the product. Treat it as a maintenance item and look at it yearly and reseal when it splits.
Do you use backing rod?
Closed-cell backing rod sets the depth of the sealant and stops it sticking to the back of the joint. That way it bonds to the two sides only and can stretch.
Leave it or put it right?
Low-modulus sealants stretch easily, so they put less strain on the joint edges. That matters on brick, render and concrete, which can be weaker at the face. Too stiff a sealant can pull at the edges and break them. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Ask us for a quote and we will explain what it covers.

Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Walk round the building once a year and look at the joints
- Have failed joints looked at early
- Wash walls gently around the sealant
- Ask before painting over external sealant
Have a quick look at the joints each spring. Splits, gaps at the edges or plants in the joint are early warning signs.
Act while the splits are small. At that stage it’s a simple cut out and reseal.
Work for landlords, hotels and businesses
For anyone letting property in or around Viewpark, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs, and photos by email help.
Hotels need rooms back in use, so the work can be planned room by room. We’ve worked in hotels as well as homes and businesses.
What happens on the day
Most of a good job is in the preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a few hours for a handful of joints, longer for a whole elevation. For a place like Viewpark, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- We start by checking each joint, agreeing the ones to redo and how we will reach them.
- The old mastic and anything lodged in the joint is removed.
- Both sides are cleaned back to sound material and primed if needed.
- We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
- The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.
Preparing for the visit
- Tell us about any water getting in
- Plan for the work area to be out of bounds to pets and children
- Mention any tricky access
