Trusted sand mastic in Viewpark

Sand mastic in Viewpark, done properly

Our applicators renew the sand mastic around sash and case windows and doors set in stone or brick. The old mastic is raked out, and new mastic is applied and shaped by hand. We work on period & listed homes, tenement windows and timber door frames, and people most often call us about draughts and rain around sash boxes and mastic dropping out of the joint.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

Whatever the size of the job, it’s backed by our one-year guarantee in Viewpark and across South Lanarkshire.

FAQs for Viewpark

Do you cover Viewpark for sand mastic?

Yes. We work across all of Scotland, and Viewpark is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear quote.

Do you work for landlords with property near Uddingston station?

Yes, we work for letting agents and landlords. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.

Where do you work from?

Our base is in Crawley, and we work across South East England, London and Scotland.

Do you take out the old sealant first?

Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Is sand mastic better than silicone for my windows?

That depends on your windows. On many period windows, sand mastic looks right and suits the building, while modern frames normally get a flexible sealant.

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Is the work guaranteed?

Every job comes with our 12-month guarantee.

Do I need permission for sand mastic on a listed building?

Check with your local planning authority. They’ll tell you if consent is needed.

Keeping the joints in good condition

Looking after new joints is easy, and it makes a real difference:

  • Renew mastic before redecorating the windows
  • Ask a joiner to look at soft timber first
  • Keep modern sealant off the mastic
  • Inspect the joints round the windows every year or so

Check the mastic when you check the paintwork. Small cracks are easier to deal with early.

An open joint round the box lets weather through. The longer it’s left, the more the joint opens as more mastic falls out.

Surface by surface

Stone surrounds

Old stone surrounds are often uneven, so the gap isn’t the same all the way round. We shape it by hand to follow the stone.

Period and listed homes

On a listed home or in a conservation area, the right material matters. Sand mastic is often the preferred finish.

Leave it or put it right?

Draughts round a sash window are not always the sashes. Gaps between the frame and the wall can be just as bad and new mastic seals them. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Doing several joints on one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

Sand mastic in Viewpark: local notes

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

In the older streets around Old Monkland Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. If you let a flat or house near Uddingston station, older sash windows in a rental need their mastic kept sound to keep the weather out. If you look after a building such as Cardinal Newman High School, larger buildings have plenty of frames, and the mastic around each one ages.

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

How the visit works

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, do the work and tidy away. It normally takes a few hours per window, depending on the condition of the joints. Outdoor work around Viewpark depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First we agree which joints need doing.
  2. We remove the old, loose mastic.
  3. We pack any deep voids first.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. We dress the finish so it sits neatly against the masonry.

Before we arrive

  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us if parking is tricky
  • Clear items away from the joints we are working on
