Sand Mastic in Bothwell
Professional sand mastic in and around Bothwell, with old sealant always removed completely and a 12-month guarantee.
- Silicone on a period window that looks wrong
- Gaps between timber frames and stone or brick
- Weathered mastic on the most exposed windows
About our sand mastic in Bothwell
Our applicators renew the sand mastic around sash and case windows and doors in stone and brick. The old mastic is raked out, the joint is prepared and new mastic is shaped by hand. If you’re dealing with draughts and rain around sash boxes and mastic worn away on windows facing the weather, we can put it right.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.
The work is covered for a year after we finish. If anything isn’t right with it, drop us a line at info@mrmastic.co.uk.

What we’re called out for in Bothwell
Timber frames move with the seasons. That movement opens up the mastic joint over time.
Most people get in touch after spotting one of these:
- Weathered mastic on the most exposed windows
- Wind and rain getting in round a sash window
- Patchy fillers round a sash window
- Gaps between timber frames and stone or brick
If you live in an older home near Bothwell Evangelical Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Your questions about sand mastic in Bothwell
Do you cover Bothwell for sand mastic?
Yes. We work across all of Scotland, and Bothwell is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing.
Can you help a landlord with a rental near Blantyre station?
Yes. We work for landlords and agents as well as householders. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
Do I need to be at home?
Access is agreed with you when the job is booked. Indoors, that usually means someone at home.
Can you seal over the old sealant?
No. New silicone will not bond to old silicone, and anything trapped underneath, including mould and water, stays there. We remove it all first.
Will the old sealant be removed?
Yes. We cut out all the old sealant and clean the joint.
Do you have insurance?
Yes. We are fully insured.
What should I tell you?
A short description and the location. We’ll ask anything else we need to know.
Can I do it myself?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Looking after it afterwards
No joint lasts for ever, but care makes a real difference. Our tips:
- Don’t run silicone over sand mastic
- Check with your local planning authority if your home is listed
- Clear gutters so water doesn’t pour onto the windows
- Take care around the mastic when scraping paint
Leave the new mastic unpainted, as traditional guidance advises. Ask us before any decorating around it.
Gaps round a sash box let in draughts and rain. The longer it’s left, the more the joint opens as more mastic falls out.

When it is not the sealant
A few problems are outside what sealant work can do:
- Damaged stone surrounds
- Rotten sashes, sills or window boxes (a joiner’s job)
- Decisions on consent for listed homes
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before booking.
What we seal
- Tenement windows
- Brick reveals
- Sash and case windows
- Stone surrounds
- Timber door frames
- Period & listed homes
The process
A visit follows a simple pattern: we check the joints, protect the area around them, do the work and clear up. It generally takes a few hours per window, depending on the condition of the joints. Around Bothwell, distance and access matter more than parking. Tell us how to find the property and how to reach the work.
- First, we look at the surrounds with you and agree what needs doing.
- We rake out the old mastic and clean the joint.
- Deep voids are packed so the mastic is the right thickness.
- We mix the sand mastic and apply it by hand, shaping it to the joint.
- The mastic is finished to sit tidily against the stone or brick.
Preparing for the visit
- Plan for the work area to be out of bounds to pets and children
- On commercial sites, let us know about site rules
- Mention if the joints have been sealed before

Should I try it myself first?
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
Bothwell homes and the weather
Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
For site and facilities teams at buildings such as Uddingston Grammar School, the mastic around its windows and doors needs looking after like any other building’s. Rented homes near Blantyre station change hands often, and cracked sand mastic around sash windows lets in the draughts tenants complain about.

What affects the cost of sand mastic
The price is agreed before any work begins. It’s based on:
- The type of sealant required
- Any mould that needs treating
- The size of the job
- When we can work, for business premises
The cost reflects the work involved, not guesswork. That’s why we ask a few questions first and agree the price before starting.
