Tannochside Sand Mastic
Our applicators work in Tannochside on traditional burnt sand mastic around sash and case windows and doors in stone and brick. Old material cut out, joints cleaned and sealed neatly and a 12-month guarantee.
- A silicone bead on a sash window that spoils the look
- Old sand mastic that has cracked, crumbled or fallen out
- Failed mastic on an exposed elevation
Sand mastic in Tannochside, done properly
Sand mastic suits most period window surrounds. On modern frames we’d normally use a flexible sealant, and we will talk through which suits your home. Typical jobs include gaps round a timber door in stone or brick and patchy fillers round a sash window, on period & listed homes, brick reveals and stone surrounds.
Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
There’s a 12-month guarantee on every job, large or small.

Can I do it myself?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Different surfaces, different methods
Timber door frames
Period doors in stone or brick openings are often pointed with sand mastic. We renew it the same way as on windows.
Brick reveals
Gaps between frame and brick let in rain and draughts. Renewing the mastic closes it.

Frames and glazing around Tannochside
The west of Scotland is wetter than the east, so there’s plenty of rain for the mastic around older windows and doors to keep out. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.
If you let a flat or house near Uddingston station, any sash windows need sound mastic to keep draughts and rain out. For site and facilities teams at buildings such as Uddingston Grammar School, the mastic around its windows and doors needs looking after like any other building’s.

How to look after the new joints
No joint lasts for ever, but care makes a real difference. A few tips:
- Go gently near the mastic when preparing windows
- Leave the new mastic unpainted
- Keep modern sealant off the mastic
- Check the mastic when you check the paintwork
Keep paint scrapers and sanders off the mastic when redecorating. Hard scraping can loosen it.
An open joint round the box lets weather through. The longer it’s left, the more the joint opens as more mastic falls out.
For landlords and businesses
Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.

- The type of sealant required
The cost depends on the amount of work, how much old material has to come out and access to the work. You will have a clear quote before any work starts, so you know where you stand.

What happens on the day
Every visit runs the same way: we look at the joints together, protect the area around them, carry out the job and tidy away. It usually takes a few hours for a single window, longer for several. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We look at the surrounds with you and agree the joints to renew.
- We remove the old, loose mastic.
- We pack any deep voids first.
- The sand mastic is mixed and pressed into the joint by hand.
- We dress the finish so it sits neatly against the masonry.
Getting ready for the visit
- For business premises, tell us about site rules or sign-in
- Mention any tricky access
- Tell us about any water getting in
