About our bathroom resealing in Tannochside
It is not only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We are often asked to deal with smears of silicone across the tiles and gaps between the worktop and the wall, across sinks & splashbacks, basins & vanity units and wet rooms.
Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.
There’s a 12-month guarantee on every job, whatever its size.

What else we do in Tannochside
Tannochside homes and their sealant
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
Managing a site like Uddingston Grammar School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Can I do it myself?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
How we quote for bathroom resealing
The price is agreed before any work begins. It takes into account:
- The product the joint needs
- Any working-time requirements on site
- The old material and how stubborn it is
- The amount of work
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part.
What to tell us for a quote
When you contact us, it’s useful to know:
- Any access issues, like height or stairs
- Roughly how big the job is
- What’s wrong with the joints now
- Any previous sealing or DIY work
Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. When it suits you, drop us a line at info@mrmastic.co.uk.
Common problems we fix in Tannochside
Sealant laid on a damp, dusty or greasy joint never bonds properly. Traces of soap, bath oil and old sealant stop it gripping, and a joint that looked fine soon begins to come away.
It’s worth asking for a quote if you see:
- Water escaping at the shower enclosure
- A joint torn by a bath that flexes
- Sealant that has split, shrunk or peeled away
- Smears of silicone across the tiles
If you let a flat or house near Uddingston station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
Comparing quotes
- Who does the work, and how experienced they are
- Whether you can choose the colour
- Are they insured?
- How the surfaces are prepared before sealing
Leave it or put it right?
The difference in a professional reseal is mostly what you don’t see: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Without that preparation, the new bead will not last. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
The cost reflects the work involved, not a rough estimate. That is why we ask about the job first.

What the job involves on each surface
Shower trays & enclosures
There are generally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both take water every day, so both are resealed with anti-fungal sanitary silicone.
Wet rooms
Not every wet room leak is a sealant problem. We check the joints and say so if the fault looks to be elsewhere.
How it works
Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself normally takes a morning or an afternoon for most single baths and showers, depending on how much there is to do. Somewhere like Tannochside may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, usually around 24 hours.
Before we arrive
- Mention any tricky access
- Tell us about any water getting in
- Let us know about earlier repairs to the joints
How to get a quote
Getting a quote is simple: let us know what needs doing and where, and roughly how big it is. Photos by email help us understand the job, and we will take it from there.
Advice
Tannochside questions
Will you come out to Tannochside?
Yes, Tannochside is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Do you work for hotels and guest houses in Tannochside?
Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.
Is it OK to put new sealant on top of the old bead?
No. New silicone won’t bond to old silicone, so it lifts and traps water and mould underneath. All the old sealant comes out first.
Are you fully insured?
Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.
How long does it take to reseal a bath or shower?
A single bath or shower takes about a couple of hours, including cutting out the old sealant. A full bathroom and kitchen can take most of a day.
What do you put in the joint?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.
Do I have to be there?
Access is agreed with you when the job is booked. Indoors, that generally means someone at home.
Can you reseal around my kitchen sink and worktop?
Yes. Worktops, sinks and splashbacks are all part of the job, in a kitchen-suitable sealant, matched to the worktop where it’s on show.
