About our bathroom resealing in Old Monkland

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Old Monkland. We’re ARBOMaster approved and fully insured, and every job carries our one-year guarantee. Typical jobs include smears of silicone across the tiles and shrunken sealant along the back of a worktop, across shower trays & enclosures, basins & vanity units and baths.

Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

What we do, step by step

Good joint work is mostly preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it usually takes two to three hours for a typical bath, depending on how much old sealant there is. Around Old Monkland, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Before we arrive

  • Clear items away from the joints we’re working on
  • Mention any parking rules near the property
  • Mention any tricky access

How we quote for bathroom resealing

We don’t publish a price list. What we look at:

  • How much old sealant there is and how hard it is to remove
  • Any working-time requirements on site
  • The size of the job
  • The product the joint needs

Combining jobs into one visit is usually more efficient than separate visits, so it’s worth mentioning everything you’d like done. We’ll give you a clear price for the lot.

What we need to know

When you contact us, these details help:

  • Access, such as stairs, a lift or height
  • The address or postcode of the job
  • A few photos by email, if you can
  • Whether it has been sealed before

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email photos if that’s easy.

Different surfaces, different methods

Baths

The long joint down the side of a bath is where most leaks start, especially under a shower. It gets one smooth bead of anti-fungal silicone.

Sinks & splashbacks

Where a splashback meets the worktop, there’s a joint that catches every splash. It’s resealed in white, clear or a colour to suit.

Bathrooms and kitchens in Old Monkland

Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

If you let a flat or house near Kirkwood station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Why deal with it now?

You do not need a new bathroom because the sealant looks bad. A new bead often brings the whole room back. If we find a deeper problem, you’ll hear it from us. In an older home around Old Monkland, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

What it costs depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start, so you know where you stand.

Why us?

  • Colour picked to suit the job
  • Old sealant always removed completely
  • Experience in homes, commercial sites and hotels
  • We leave the area clean and tidy

Take a look at our cost guide or what customers say.

Can I do it myself?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.

What we are called out for in Old Monkland

Mould is the reason many people want their sealant replaced. Bathrooms without good ventilation give mould all the damp it needs, and mould that has grown into the silicone generally will not clean off.

Keep an eye out for these signs:

  • Lumpy, uneven sealant from a DIY attempt
  • Damp behind the bath or under the tray
  • Black mould in the silicone that will not clean off
  • A bead that has pulled away from the tiles

Schools such as Drumpark School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Keeping the joints in good condition

How long the joints last depends on use and care. Here’s what we suggest:

  • Avoid abrasive pads on the sealant
  • Keep the fan on for a while after bathing
  • Dry worktop joints after washing up
  • Give the silicone its full cure time

Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.

Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.
