Bathroom resealing in Carnbroe
A bead that has gone black, split or come away is worth sorting before it lets water through. Just email us at info@mrmastic.co.uk with a photo of the joints, and we’ll give you a clear price for bathroom resealing in Carnbroe. If you are dealing with new sealant laid over old sealant that is now lifting and leaking joints on a shower screen, we can put it right.
Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.
Our work is backed for twelve months.

Common problems we fix in Carnbroe
Plenty of failed sealant has been laid over the top of older sealant. New silicone won’t bond to old silicone, so it peels, leaks and hides mould behind it.
Look out for any of the following:
- Smears of silicone across the tiles
- Leaks into the floor or ceiling below
- New sealant laid over old sealant that is now lifting
- Black spots spreading through the bead
For site and facilities teams at buildings such as Airdrie Academy, we reseal washrooms and kitchens in schools and businesses as well as homes.
What your quote should include
- What happens if they find a problem under the old sealant
- Which colour the sealant will be
- What guarantee comes with the work
- How long to leave it before use
Bathrooms and kitchens in Carnbroe
In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.
For an older house near a landmark such as Calder Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant. For landlords with property near Whifflet station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

What we can’t put right
New sealant cannot fix everything, and we’d rather say so up front. Sealant won’t put right:
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Water getting in through the grout rather than the sealant
- A cracked shower tray or bath (that needs repair or replacement)
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before booking.

Why it’s worth doing now in Carnbroe
Leaving a split or mouldy bead only stores up trouble. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, turning a small job into a building repair. In an older home around Carnbroe, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will explain what it covers.

Looking after it afterwards
No joint lasts for ever, but care makes a real difference. A few tips:
- Keep bottles off the sealant line
- Avoid abrasive pads on the sealant
- Wipe the sealant dry after showering
- Stick to a soft cloth and a mild cleaner
Keep water off the new bead until it has cured, which is generally around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.
A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning generally won’t remove it, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.

The process
Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Outside jobs in Carnbroe need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, normally around 24 hours.
How to prepare

- Tell us about any previous sealing or DIY attempts
- Clear items away from the joints we’re working on

Related advice
Can I do it myself?
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Carnbroe: your questions answered
Is Carnbroe within the area you cover?
Yes. Carnbroe is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Do you work for landlords with property near Whifflet station?
Yes, we work for landlords and letting agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.
Does the resealing come with a guarantee?
Yes, for 12 months. Looking after the joint as we suggest helps it last.
Should I try DIY first?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.
Will there be a smell?
That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.
Are you fully insured?
Yes, we’re fully insured for domestic and commercial work.
Do you remove the old sealant?
Yes. We cut out all the old sealant and clean the joint before applying anything new.
Can you just seal over the old silicone?
No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.
