Common problems we fix in Mossend

With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.

It’s worth asking for a quote if you see:

  • Failed sealant on the screen profile
  • Black mould in the silicone that will not clean off
  • Lumpy, uneven sealant from a DIY attempt
  • Water getting behind the bath panel

If you let a flat or house near Bellshill station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

How we handle bathroom resealing in Mossend

Kitchens need the same care as bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water that gets into the back edge of a worktop can swell the board. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We work on shower trays & enclosures, sinks & splashbacks and kitchen worktops & upstands, and common reasons people get in touch are water escaping at the shower enclosure and black spots spreading through the bead.

Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

All of our work is guaranteed for twelve months, in Mossend and everywhere else we cover.

What bathroom resealing looks like in Mossend

In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Mossend has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

If you look after a building such as Holy Family Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. In the older streets around Bellshill Central Parish church, walls and floors in older homes can move, and sealant and grout show it first.

Mossend is about 1 mile east of Bellshill, in North Lanarkshire. From the centre of Mossend to the outskirts, bathroom resealing is available for homes and businesses alike, from flats and houses to offices and hotels. Our North Lanarkshire coverage runs to 89 places, Mossend among them. For nearby work, see our Glasgow page.

What affects the cost of bathroom resealing

Your quote is based on your job. We look at:

  • Any mould that needs treating
  • Working hours on commercial sites
  • Which sealant suits the joint
  • Whether the work is at height

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Helping us quote

When you contact us, it’s useful to know:

  • If it’s domestic, commercial or a hotel
  • Any access issues, like height or stairs
  • Roughly how big the job is
  • If someone has resealed it before

For a quote, drop us a line at info@mrmastic.co.uk with the location and a short description of the problem. We’ll give you a clear quote before any work starts.

Honest limits

In fairness, there are a few things sealant won’t fix:

  • Water getting in through the grout rather than the sealant
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Movement from a bath with loose feet or no proper support

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

Surfaces we seal

  • Sinks & splashbacks
  • Kitchen worktops & upstands
  • Shower trays & enclosures
  • Baths
  • Wet rooms
  • Basins & vanity units

Aftercare tips

Good habits help new joints last longer. A few tips:

  • Don’t leave water standing on kitchen joints
  • Use gentle cleaners on the silicone
  • Open a window or run the fan so the room dries
  • Keep scourers and sharp tools away from the bead

Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.

A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out. Catching it early keeps it a simple reseal.

Why deal with it now?

A clean new bead makes a room look cared for, which matters if you’re letting a property or selling it. Lumpy sealant with smears on the tiles has the opposite effect. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Call for a quick quote and we will go through it with you.

Why book with us

How it works

On the day, we look over the joints with you first. Surfaces next to the work are protected before any work begins. The work normally takes around two hours for one bath or shower, longer for a whole bathroom. Outside jobs in Mossend need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We start by protecting the area and stripping out the old bead.
  2. The joint is cleaned, degreased and treated for mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We clear away and tell you when it can get wet, generally after around 24 hours.

Getting ready for the visit

  • Keep pets and children clear of the area while we work
  • Let us know about earlier repairs to the joints
  • Clear items away from the joints we’re working on
