Our bathroom resealing service in ML4

A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. We are often asked to deal with smears of silicone across the tiles and mouldy sealant that has gone black, across sinks & splashbacks, shower trays & enclosures and baths.

At the end, we look at the finished work together. The visit itself usually takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, depending on the size of the job.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, generally around 24 hours.

Bathroom resealing across ML4: local notes

In ML4, bathroom resealing takes in flats, houses, rentals and businesses, from Bellshill, Viewpark and Holytown to the quieter places in between. Wherever the job is, all the old material comes out before anything new goes in.

Homes in Scotland come with their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. We work across Scotland, including ML4.

Bellshill: For site and facilities teams at buildings such as Cardinal Newman High School, we reseal washrooms and kitchens in schools and businesses as well as homes. Letting a property close to Bellshill station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Why deal with it now?

Leaving a split or mouldy bead only stores up trouble. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that’s a far bigger job than a reseal.

For landlords and businesses

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

How the job changes by surface

Kitchen worktops & upstands

Laminate worktops swell if water gets into the core. A sound joint along the back edge stops that.

Basins & vanity units

On a basin, neatness shows: so we keep the line tidy and even, in white, clear or a colour to suit.

Keeping the joints in good condition

Good habits help new joints last longer. A few tips:

  • Clean with a mild bathroom cleaner and a soft cloth
  • Check the joints every few months for splits or lifting
  • Give the silicone its full cure time
  • Avoid abrasive pads on the sealant

Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. A reseal in time can save the worktop.
