Bathroom resealing for homes and businesses in Viewpark

A shower joint gets soaked every day. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. Typical jobs include a reseal done over the top of the old bead and a messy, uneven bead from a previous reseal, across baths, shower trays & enclosures and basins & vanity units.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

Whatever the size of the job, it’s backed by our 12-month guarantee in Viewpark and across South Lanarkshire.

Your questions about bathroom resealing in Viewpark

Will you come out to Viewpark?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you work in hotels near Viewpark?

Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Is it worth trying it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Are you fully insured?

Yes. We’re fully insured, and we’ve been doing sealant work for more than 20 years.

How long before the new sealant can get wet?

Silicone is touch-dry quite quickly, but it takes longer to cure. Leave it around 24 hours before it gets wet, or follow the cure time we give you.

Can you get rid of the black mould in my sealant?

Yes. We strip the bead, treat the joint and lay new anti-fungal silicone.

Can tenants book the work?

Yes. Check with your landlord; we can send the quote to them too.

How long will the resealing take?

A single bath or shower takes about a couple of hours, old sealant removal included. A full bathroom and kitchen can take most of a day.

When something else is needed

We will not take on work that won’t last, so these are the limits:

  • A leaking waste, trap or valve
  • A bath or tray that moves because it isn’t properly supported
  • Cracked or missing grout between tiles (that’s regrouting)

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before booking.

Joints and surfaces we work on

  • Kitchen worktops & upstands
  • Sinks & splashbacks
  • Wet rooms
  • Baths
  • Shower trays & enclosures
  • Basins & vanity units

How we quote for bathroom resealing

We don’t publish a price list. What we look at:

  • Whether old sealant or filler has to be cut out
  • The number and length of the joints
  • Access and height
  • The number of rooms or windows

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Call for a quick quote and we will go through it with you.

Helping us quote

When you contact us, it’s useful to know:

  • The address or postcode of the job
  • A few photos by email, if you can
  • How many joints, rooms or windows are involved
  • If someone has resealed it before

For a quote, send an email to info@mrmastic.co.uk with the location and a short description of the problem. You’ll have a clear quote before work begins.

How the job changes by surface

Shower trays & enclosures

Water often gets past the wall profile of a shower enclosure. It’s resealed along with the tray joints, sealing the side the enclosure’s instructions call for.

Basins & vanity units

Vanity units have long, worktop-style joints against the wall. Water that gets behind can damage the unit, so the joint is sealed in one unbroken line.

Signs you need bathroom resealing in Viewpark

Silicone needs a clean, dry surface without any grease to stick to. Traces of soap, bath oil and old sealant stop it gripping, and a joint that looked fine soon begins to come away.

It’s worth asking for a quote if you see:

  • Damp behind the bath or under the tray
  • Black mould in the silicone that won’t clean off
  • Gaps where the bath or tray has moved
  • Failed sealant on the screen profile

Managing a site like Cardinal Newman High School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Before booking anyone

  • Whether VAT is included
  • How long to leave it before use
  • What happens if they find a problem under the old sealant
  • How much experience the applicator has

Our hiring checklist

Bathroom resealing around Viewpark

In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.

In the older streets around Old Monkland Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Rented homes near Uddingston station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Viewpark is about 4 miles north-west of Motherwell, in South Lanarkshire. Across the G71 area, we can carry out bathroom resealing at your property. Across South Lanarkshire, we cover 139 places, and Viewpark is one of them. You can also see our page for Glasgow, about 9 miles away.

Why act early in Viewpark

Tired sealant isn’t a reason to replace a bath or shower. A new bead often brings the whole room back, provided the bath, tray and tiles are in good order. If something else is wrong, we will tell you. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Why us?

  • Approved under the ARBOMaster scheme
  • Full insurance on every job
  • Quality sealants from Arbo and Everbuild
  • More than 20 years in sealant work

Work for landlords, hotels and businesses

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together, and we are fully insured for the work.

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can go on one quote.

How it works

You don’t need to clear the whole room or building before we come, just the space around the work. Everything nearby is protected, and the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen in most cases. Outside jobs in Viewpark need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

How to prepare

  • For indoor joints, keep the area dry beforehand if you can
  • Let us know about parking restrictions
  • Let us know about stairs, lifts or work at height
