Common problems we fix in Burnfoot

Mould is the reason many people want their sealant replaced. Bathrooms without good ventilation give mould all the damp it needs, and mould that has grown into the silicone usually won’t clean off.

Keep an eye out for these signs:

  • Damp behind the bath or under the tray
  • Smears of silicone across the tiles
  • Splits where the tray meets the wall
  • A reseal done over the top of the old bead

For site and facilities teams at buildings such as Airdrie Academy, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What your quote should include

  • The length of the guarantee

How we handle bathroom resealing in Burnfoot

With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Burnfoot. We’re fully insured ARBOMaster approved applicators, and every job carries our 12-month guarantee. If you are dealing with a joint torn by a bath that flexes and gaps between the worktop and the wall, we can help, on baths, shower trays & enclosures and sinks & splashbacks alike.

A bathroom in a place like Burnfoot gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

All of our work is guaranteed for twelve months, in Burnfoot and everywhere else we cover.

Why deal with it now?

Running new silicone over the old joint can look tidy for a few weeks, but it won’t bond. It lifts, traps water and grows mould behind it, and the next reseal means two layers to cut out. In a place like Burnfoot, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk and we will talk you through it.

What affects the quote in Burnfoot

Call for a quick quote. The main things that affect it are:

  • The number and length of the joints
  • Any working-time requirements on site
  • The type of sealant required
  • Access and height

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Helping us quote

There’s no need for technical detail. It helps if you can tell us:

  • The type of property
  • A few photos by email, if you can
  • Any previous sealing or DIY work
  • What the problem is, such as mould, gaps, leaks or cracking

Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we’ll talk you through the work.

What bathroom resealing looks like in Burnfoot

Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

If you let a flat or house near Airdrie station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Common questions in Burnfoot

Is Burnfoot within the area you cover?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can you help a landlord with a rental near Airdrie station?

Yes, landlords and agents are among the people we work for. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.

Can you work on commercial sites?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.

How long does the new silicone need before I use the shower?

After around 24 hours in most cases. We will tell you the cure time for the product we used.

Do you reseal kitchen worktops and sinks too?

Yes. Worktops, sinks and splashbacks are all part of the job, in a kitchen-suitable sealant, matched to the worktop where it’s on show.

Are you an approved applicator?

Yes. We’re approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

Should I try DIY first?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

How long does it take to reseal a bath or shower?

Allow a morning or an afternoon for most single baths and showers. You’ll know how long to expect before we start.

When it is not the sealant

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Cracks in the tray itself rather than the joint
  • A leaking waste, trap or valve
  • A tray that rocks until it’s re-bedded

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.

What we seal

  • Sinks & splashbacks
  • Wet rooms
  • Basins & vanity units
  • Baths
  • Kitchen worktops & upstands
  • Shower trays & enclosures

How the visit works

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes two to three hours for a typical bath, depending on how much old sealant there is. Somewhere like Burnfoot may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, normally around 24 hours.

Getting ready for the visit

Different surfaces, different methods

Wet rooms

Wet room floors move slightly as they’re used, so the corners need a flexible seal, not grout. Cracked grout in a corner can be cut out and replaced with silicone.

Kitchen worktops & upstands

Kitchen joints need more degreasing than bathroom ones, since cooking leaves a film that stops silicone sticking. The extra cleaning is what makes the bead last.

Work for landlords, hotels and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
