How we handle gutter sealing in Burnfoot

Water dripping from a gutter joint can stain walls and soak the ground below. Often a reseal is enough if the gutter isn’t damaged. We work on soffit joints, gutter joints and garage door frames, and the jobs we see most are rain getting in around a garage door and fascia boards with gaps between them.

External sealant needs dry surfaces, so outdoor work around Burnfoot is planned around the weather. Let us know about access to every wall and roofline.

The work is covered for a year after we finish. If anything isn’t right with it, email us at info@mrmastic.co.uk.

For landlords and businesses

Hotels need rooms back in use, so the work can be planned room by room. We have worked in hotels as well as homes and businesses.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Looking after it afterwards

How long the joints last depends on use and care. We suggest:

  • Clear leaves and moss from the gutters
  • Do not lean ladders against the gutter itself
  • Keep an eye out for wet patches below a joint
  • Check fascia and soffit joints for gaps

Clear the gutters once or twice a year so water does not sit on the joints. Water left in a gutter tests every joint.

Early sealing limits how much water hits the wall. If we find a bigger problem, we’ll tell you.

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

When something else is needed

New sealant cannot fix everything, and we’ll tell you before we start. It won’t solve:

  • Downpipes that are blocked or broken
  • Fascias that need replacing
  • Leaks from the roof rather than a joint

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before booking.

What we seal

  • Garage door frames
  • Gutter joints
  • uPVC fascias
  • Gutter end caps
  • Roofline trims
  • Soffit joints

How it works

All our tools and materials come with us in the van. Once we’ve agreed what’s being done, we protect the area and start. It normally takes a few hours, depending on the number of joints and the access. Outside jobs in Burnfoot need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We find where the water is coming from and check the gutter is sound.
  2. The old sealant and dirt are cleaned out of the joint.
  3. We dry the joint so the new sealant can bond.
  4. A gutter sealant is applied to the joint.
  5. The gutter is checked and debris around the joints cleared.

How to prepare

  • On commercial sites, let us know about site rules
  • For indoor joints, keep the area dry beforehand if you can
  • Move anything stored near the joints

Burnfoot questions

Is Burnfoot within the area you cover?

Yes. Burnfoot is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Can you help a landlord with a rental near Airdrie station?

Yes. We work for landlords and agents as well as homeowners, and several properties can go on one quote. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Is sealing fascia joints something you do?

Yes. We seal open joints along fascias and soffits in a colour to suit.

Is sealant enough for a gutter that has dropped?

Not on its own. If the gutter sags, the joints keep opening so it needs refixing before sealing.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

What do you put in the joint?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we are using.

How much does gutter sealing cost in Burnfoot?

We don’t publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before work begins.

Can new sealant go over the old?

No, and we never do. It may look fine at first, but the new layer lifts away from the old one. The old sealant has to come out completely.

When to call us in Burnfoot

Sagging sections pull joints apart. Resealing a sagging joint will not last so the brackets need attention first.

The most common problems we see are:

  • Garage door frames letting rain in
  • Wet patches on the wall under a gutter joint
  • Damp patches inside below a leaking gutter
  • Old sealant on roofline trims that has split

For landlords with property near Airdrie station, a dripping gutter joint or loose fascia trim is easy to miss until damp shows inside.

Questions to ask before booking

  • How long to leave it before use
  • Are they insured?
  • How much experience the applicator has
  • Which sealant they’ll use, and why

Different surfaces, different methods

Gutter joints

A gutter joint has to cope with movement and standing water. A gutter sealant made for the job holds best.

uPVC fascias

Fascia board joints can open up. We seal them neatly in a suitable colour.

Walls and rooflines in Burnfoot

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.

For site and facilities teams at buildings such as Airdrie Academy, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.
