Bathroom Resealing in Shotts
Baths, showers and worktops in Shotts need attention? We cut out the old, prepare the joints and apply the right sealant, with a 12-month guarantee.
- Failed sealant on the screen profile
- Gaps where the bath or tray has moved
- Shrunken sealant along the back of a worktop
Bathroom resealing for homes and businesses in Shotts
A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. They’re resealed with anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. We work on shower trays & enclosures, basins & vanity units and kitchen worktops & upstands, and common reasons people get in touch are shrunken sealant along the back of a worktop and lumpy, uneven sealant from a DIY attempt.
Bathrooms in smaller places like Shotts work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
Our work is backed for twelve months, and the guarantee is the same wherever you are.

The process
At the end, we look at the finished work together and explain the cure time. The visit itself usually takes a morning or an afternoon for most single baths and showers, depending on the size of the job. Outdoor work around Shotts depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- We cover the area around the joints we’re working on.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.
Preparing for the visit
- For indoor joints, keep the area dry beforehand if you can
- Mention any tricky access
- Mention any sign-in or site rules at work premises

Advice
Looking after it afterwards
How long the joints last depends on use and care. We suggest:
- Keep an eye on the corners, where splits start
- Use gentle cleaners on the silicone
- Avoid abrasive pads on the sealant
- Keep the fan on for a while after bathing
Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.
Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.

Should I try it myself first?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
Common questions in Shotts
I let a flat near Shotts station. Can you help?
Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.
Will you come out to Shotts?
Yes. Shotts is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
What do you put in the joint?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We’ll tell you what we’re using and why.
Is it worth trying it myself?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
How long does it take to reseal a bath or shower?
A single bath or shower takes about a couple of hours, old sealant removal included. A full bathroom and kitchen can take most of a day.
Is it OK to put new sealant on top of the old bead?
No. Sealing over the top looks fine for a few weeks, then lifts. Every trace of the old bead is removed first.
Will the old sealant be removed?
Yes. All of the old material is cut out and the joint cleaned.
Is white the only colour available?
You are not limited to white: clear, white and colours chosen to suit the room. We’ll talk it through when we quote.
What we’re called out for in Shotts
Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants aren’t designed for a joint that is wet every day, so they crack, discolour or grow mould quickly. A bathroom joint needs anti-fungal sanitary silicone.
Look out for any of the following:
- Black spots spreading through the bead
- A bead that has pulled away from the tiles
- A messy, uneven bead from a previous reseal
- Two layers of silicone, both failing

Bathroom resealing in Shotts: local notes
In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

What affects the quote in Shotts
Jobs vary more than people expect. What affects the quote:
- How much old sealant there is and how hard it is to remove
- Access and height
- Mould in or behind the old joints
- The number of rooms or windows
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Ask us for a quote and we will go through it with you.
What to tell us for a quote
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- Access, such as stairs, a lift or height
- If it’s domestic, commercial or a hotel
- The rough size of the job
- Any previous sealing or DIY work
Need a quote? Please send an email to info@mrmastic.co.uk and tell us about the job. You’ll know what we plan to do, and what it will cost, before any work begins.
Leave it or put it right?
Fresh sealant smartens a bathroom or kitchen with very little disruption, which helps when a home is being let or put on the market. Lumpy sealant with smears on the tiles has the opposite effect, and it’s harder to put right later. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.
