Our bathroom resealing service in ML7
We fill the bath before sealing it. A full bath sits slightly lower than an empty one, so the new joint isn’t pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. We work on sinks & splashbacks, baths and wet rooms, and common reasons people get in touch are water escaping at the shower enclosure and black spots spreading through the bead.
When we arrive, we start by going over the job with you. We protect the surfaces around the joints before any work begins. The work generally takes two to three hours for a typical bath, depending on how much old sealant there is.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, usually around 24 hours.
What you will pay
The cost reflects the work involved, not guesswork. That’s why we ask a few questions first and give you a clear quote before work begins.

Bathroom resealing across ML7: local notes
Across ML7, from Shotts, Springhill and Harthill outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
We work across all of Scotland, from the cities to the islands, and ML7 is part of that. Longer journeys are planned in advance, and outdoor work around the weather.
Shotts: If you let a flat or house near Shotts station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Around Shotts, as everywhere, bathroom resealing is only as good as the preparation behind it.
When it isn’t the sealant
Sealant isn’t the answer to every problem, and we’d rather say so up front. It won’t solve:
- Tiles that have come away from the wall
- Cracked or missing grout between tiles (that is regrouting)
- A leaking waste, trap or valve
What we are called out for in ML7
With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.
Most people get in touch when they notice something like this:
- Water escaping at the shower enclosure
- A joint torn by a bath that flexes
- Leaks into the floor or ceiling below
- Two layers of silicone, both failing
DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Quotes for bathroom resealing in ML7
Jobs vary more than people expect. What affects the quote:
- Which sealant suits the joint
- Access and height
- The old material and how stubborn it is
- The amount of work
There are no prices on our website, because each job is priced on what it involves. For a quick quote, please drop us a line at info@mrmastic.co.uk.
Helping us quote
To make quoting easier, please include:
- The rough size of the job
- Whether it’s a home or a business
- What’s wrong with the joints now
- Whether it has been sealed before
Asking for a quote is easy: let us know the job and the location and its rough size. A few pictures by email make the job easier to understand, and we’ll take it from there.
Leave it or put it right?
A clean new bead makes a room look cared for, which matters if you are letting a property or selling it. Lumpy sealant with smears on the tiles has the opposite effect.
Comparing quotes
- How the colour is chosen
- Whether they’re fully insured
- Is the old sealant removed completely?

ML7: your questions answered

Yes, regularly. Several properties can be quoted together.
What colours of sealant can you use?
White, clear and a range of colours are available. On a worktop we colour-match where the joint shows.
How long before the new sealant can get wet?
After around 24 hours in most cases. We’ll tell you the cure time for the product we used.
What information do you need?
Tell us what needs doing and where. If we need more, we will ask.
Do you cover ML7?
Yes, we do. Our applicators work in ML7, and the service is the same as everywhere else.
Do you take out the old sealant first?
Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.
Is the work guaranteed?
Yes. Our 12-month guarantee covers every job, and we’re fully insured.
