External mastic in Shotts, done properly
As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Some surfaces need a primer before sealing. If you are dealing with damp patches traced to an open external joint and panel joints letting water in, we can help.
Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.
All of our work is guaranteed for twelve months.

When to call us in Shotts
The wrong product in a moving joint is a classic cause. A stiff, general-purpose sealant cannot cope with a joint that moves a lot, and it tears off the sides.
People normally contact us after spotting something like this:
- Sealant that has lost its bond to the brick or render
- Movement joints filled with mortar instead of sealant
- Failed sealant between panels on a façade
- Cracked joints where brick meets render or frames
In and around Shotts, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

What we cannot put right
To be straight with you, some problems need a different trade:
- Failed render or damaged cladding panels
- Adding movement joints to masonry that has none
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.
What we seal
- Brickwork movement joints
- Concrete & block
- Copings & trims
- Joints between brick and frames
- Render & cladding joints
- Façade panels
Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Tell anyone working on the walls about the movement joints
- Don’t let climbing plants root in the sealant
- Check the sealant is paintable before painting near it
- Have failed joints looked at early
Keep pressure washers away from the sealant. High-pressure water can lift the edges and let water in behind.
Act while the splits are small. At that stage it’s a simple cut out and reseal before water has had years to get in.
Shotts questions
Is Shotts within the area you cover?
Yes. Shotts is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Do you work for landlords with property near Shotts station?
Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.
Is it worth trying it myself?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
Where is Mr Mastic based?
Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
Do you use backing rod?
Backing rod controls the sealant depth and keeps it off the back of the joint. Then the sealant bonds to two faces and can move.
When will the joints need doing again?
That varies with the weather the wall faces, how much it moves and the sealant used. Treat it as a maintenance item and look at it yearly and reseal when it splits.
Is it OK to fill a movement joint with cement?
No. Rigid materials can’t move with the wall and the joint fails. Where a joint has been mortared, it can often be raked out and sealed properly.
What sealant do you use?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

What happens if it’s left?
Resealing a run of joints in one go is usually better than patching one at a time. Joints of the same age tend to fail together and it means sorting access once. In an older home around Shotts, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
The cost reflects the work involved, not guesswork. That is why we ask a few questions first.

Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
How the visit works
The work is kept neat and contained to the area we are working on, so you can carry on as normal. The job generally takes a few hours for a handful of joints, longer for a whole elevation, and we explain the cure time before we leave. Outside jobs in Shotts need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We start by checking each joint, agreeing the ones to redo and how we’ll reach them.
- The old mastic and anything lodged in the joint is removed.
- Both sides are cleaned back to sound material and primed if needed.
- Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
- We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.
How to prepare
- Mention any sign-in or site rules at work premises
- Plan for the work area to be out of bounds to pets and children
- Let us know about stairs, lifts or work at height

Shotts buildings and the weather
Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
If you let a flat or house near Shotts station, outside joints that have cracked can let damp into a rental, so check them between lets.

How the job changes by surface
Brickwork movement joints
Vertical joints in long brick walls let the brickwork expand without cracking. We reseal them with a low-modulus sealant over backing rod coloured to suit the wall.
Copings and trims
Coping and trim joints face rain and sun head on. We reseal them with an exterior sealant suited to the material.
