How we handle external mastic in Airdrie
Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible exterior sealant takes up that movement where a rigid filler would soon crack. We work on brickwork movement joints, concrete & block and joints between brick and frames, and common reasons people get in touch are hard, crazed mastic that has stopped moving and joints pointed up with cement by mistake.
Harled walls are common in Scottish towns like Airdrie, and the joints where harling meets windows, doors and pipes need a sealant that grips and flexes. Gutters and fascias here take plenty of Scottish weather too.
Our work is backed for twelve months, in Airdrie and everywhere else we cover.

Surface by surface
Concrete and blockwork
Blockwork and concrete shrink over time and move with the seasons. We reseal their joints with backing rod and a flexible product.
Cladding and façade panels
Cladding and façade panels are usually separated by sealed joints. Each joint gets a sealant that suits the panel and its movement.
Quotes for external mastic in Airdrie
Some jobs are bigger than they look, and some smaller. What affects the quote:

The process
There is not much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes anything from a few hours to several days, depending on the building from start to finish. Parking around Airdrie is rarely difficult, though older streets in the centre can be tight. If you are in a flat with a shared stair or a door entry system, let us know when you book.
- We start by checking each joint, agreeing the ones to redo and how we’ll reach them.
- The old mastic and anything lodged in the joint is removed.
- We clean both faces of the joint and prime them where the product calls for it.
- We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
- A flexible exterior sealant is applied and tooled in a colour to suit the wall.
Getting ready for the visit
- For indoor joints, keep the area dry beforehand if you can
- Mention any sign-in or site rules at work premises
- Mention any parking rules near the property

Airdrie buildings and the weather
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.
Rented homes near Airdrie station change hands often, and split movement joints are easy to miss on a rental until damp shows inside. For site and facilities teams at buildings such as Airdrie Academy, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

Why act early in Airdrie
Sealing over the top of old mastic does not hold for long. The new layer can’t bond properly to old, weathered material, so the old joint is cut out fully first. In flats with a shared stair in Airdrie, a leak from a failed seal can affect the flat below too, and that is much harder to put right.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

How to look after the new joints
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Wash walls gently around the sealant
- Check external joints each spring
- Get split or bare joints resealed while the damage is small
- Ask before painting over external sealant
Look over the joints once a year, ideally after winter. Splits, gaps at the edges or plants in the joint are early warning signs.
Water getting behind cladding or render can go unnoticed for a long time. When it finally shows inside, the joint may have been open for years.
Common problems we fix in Airdrie
Buildings move more than people expect. Brickwork grows a little over the years, blockwork and concrete shrink, and all of it moves with heat and moisture. The sealant in the movement joints takes that strain.
Signs it’s time to call us include:
- Joints pointed up with cement by mistake
- Panel joints letting water in
- Rain getting behind render or cladding at a joint
- Joints where the bead has come unstuck
For an older house near a landmark such as Baptist Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.

DIY versus a professional finish
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
