External mastic in Airdriehill

We cut out failed sealant, set the joint depth with closed-cell backing rod and reseal with a low-modulus exterior sealant. We pick a colour that sits well with the wall so the line blends in. If you have sealant that has lost its bond to the brick or render and joints with sealant missing in places, we can help, on façade panels, render & cladding joints and brickwork movement joints alike.

Outside joints can only be sealed when they’re dry, so work in Airdriehill depends on the weather. Tell us how to reach each wall, gutter and roofline.

The work is covered for a year after we finish. If anything is not right with it, send an email to info@mrmastic.co.uk.

Should I try it myself first?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Outside joints around Airdriehill

Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

If you live in an older home near Clarkston Church, older walls, gutters and the joints where extensions meet them need a flexible sealant. For site and facilities teams at buildings such as Airdrie Academy, its movement joints, gutters and trims need looking after like any other building’s.

Your questions about external mastic in Airdriehill

I let a flat near Drumgelloch station. Can you help?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.

Will you come out to Airdriehill?

Yes, Airdriehill is covered. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Is it OK to fill a movement joint with cement?

No. A mortar-filled joint cannot move, so the movement cracks the wall elsewhere. Use a flexible sealant with backing rod.

Do I have to be there?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Can I do it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

What information do you need?

Tell us what needs doing and where, plus photos if you have them. If we need more, we’ll ask.

Are you fully insured?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

Can you do several jobs on one visit?

Yes, and it often makes sense. Doing several areas at once is usually more efficient, so mention them when you ask for a quote.

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Get split or bare joints resealed while the damage is small
  • Check the sealant is paintable before painting near it
  • Make sure movement joints aren’t pointed over
  • Look over the joints every year, ideally after winter

Avoid pressure-washing straight into the joints. High-pressure water can lift the edges.

Act while the splits are small. Then it’s a straightforward cut-out and reseal with no damage behind it to deal with.

When something else is needed

We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:

  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Walls that need new movement joints cut into them
  • Subsidence or other structural problems

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

Joints and surfaces we work on

  • Brickwork movement joints
  • Façade panels
  • Concrete & block
  • Joints between brick and frames
  • Copings & trims

When to call us in Airdriehill

Buildings move more than people expect. Clay bricks expand slightly over their life, concrete and block shrink, and everything moves with temperature and wet. The sealant in the movement joints takes that strain.

These are the problems we are asked about most:

  • Joints with sealant missing in places
  • Failed sealant between panels on a façade
  • Joints pointed up with cement by mistake
  • Damp patches traced to an open external joint

If you let a flat or house near Drumgelloch station, split movement joints are easy to miss on a rental until damp shows inside.

What your quote should include

  • How much experience the applicator has
  • What preparation is included
  • How long the guarantee is
  • Whether you can choose the colour

How the visit works

We bring everything the job needs with us, so there’s nothing for you to buy. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take a few hours for a handful of joints, longer for a whole elevation. Outside jobs in Airdriehill need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We start by walking round the building and agreeing the joints and the access.
  2. We cut out the old mastic and rake out anything in the joint.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Before we arrive

  • Mention if the joints have been sealed before
  • Mention any leaks or damp you’ve noticed
  • Try not to wet indoor joints just before the visit
