About our external mastic in Glenmavis

A movement joint is a deliberate break that lets a wall expand and contract. The sealant in it has to stretch and squeeze for years, so once it splits or hardens, the joint stops working and water gets in. Typical jobs include failed seals between different materials and leaking joints around cladding and façade panels, across concrete & block, copings & trims and joints between brick and frames.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.

Your job is guaranteed for a year, as with all our work.

How the job changes by surface

Joints between dissimilar materials

Brick against render, concrete against metal, stone against timber: every change of material is a joint. We seal the joint with a flexible exterior sealant.

Copings and trims

Joints in copings, parapets and trims are exposed to the worst of the weather. We reseal them with an exterior sealant suited to the material.

What we do, step by step

Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes a few hours to a few days, depending on the length of joint and the access, depending on the size of the job. Somewhere like Glenmavis may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We start by checking each joint, agreeing the ones to redo and how we’ll reach them.
  2. Old sealant and any debris are cut and raked out.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

Before we arrive

  • Let us know about stairs, lifts or work at height
  • Try not to wet indoor joints just before the visit
  • For business premises, tell us about site rules or sign-in

Walls and rooflines in Glenmavis

Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

If you let a flat or house near Coatdyke station, outside joints that have cracked can let damp into a rental, so check them between lets. Schools such as Airdrie Academy are buildings too, and its movement joints, gutters and trims need looking after like any other building’s.

Glenmavis is about 2 miles north-west of Airdrie, in North Lanarkshire. Whether you’re in the middle of Glenmavis or further out, we cover external mastic for every kind of property. Glenmavis: your questions answered

Can you do external mastic in Glenmavis?

Yes. We work across all of Scotland, and Glenmavis is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing.

Will you come out to Glenmavis?

Yes, Glenmavis is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Are you an approved applicator?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Can landlords and businesses book you?

Yes. Domestic, commercial and hotel work are all part of what we do.

How long does the job take?

Typically it takes a few hours for a handful of joints, longer for a whole elevation. Larger jobs naturally take longer.

Can you do several jobs on one visit?

Of course. Combining jobs makes good use of the visit.

Do I need to be at home?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Can a movement joint be filled with mortar?

No, not where the gap is a movement joint. Pointing it stops it working. A flexible sealant is the right fill.

DIY sealant or a professional job?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

When to call us in Glenmavis

Weeds, moss and debris in a joint are a sign the sealant has gone. Dirt and roots then trap moisture in the joint and make things worse.

The most common problems we see are:

  • Rain getting behind render or cladding at a joint
  • Plants rooting in failed movement joints
  • Failed sealant between panels on a façade
  • Movement joints filled with mortar instead of sealant

In the older streets around Parish Church, an extension built onto an older house moves differently, and the joint between them takes the strain.
