What external mastic looks like in Kilsyth
Kilsyth is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for movement joints and outside wall joints to keep out. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
If you live in an older home near Kilsyth Parish Church, older walls, gutters and the joints where extensions meet them need a flexible sealant. Rented homes near Croy station change hands often, and failed wall and movement joints let damp in, so they’re worth checking between tenancies.

External mastic in Kilsyth, done properly
Short cuts in external joints show up within a season or two. New sealant over old, joints packed with mortar and beads with no backing all tend to fail early. We strip the joint back and start again. We work on joints between brick and frames, façade panels and render & cladding joints, and people most often call us about water getting into walls through failed joints and movement joints with cracked, split or missing sealant.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

DIY sealant or a professional job?
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.
Kilsyth questions
I let a flat near Croy station. Can you help?
Yes. We work for landlords and letting agents as well as homeowners, and several properties can be quoted together. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.
Do you cover smaller places like Kilsyth?
Yes. Kilsyth is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Can new sealant go over the old?
No. The old sealant always comes out first, so the new sealant bonds properly.
Which products do you use?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
Will the old sealant be removed?
Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.
Does someone need to be in?
That depends on where the joints are. Inside work needs someone to give us access.
Is there a guarantee?
Yes. Each job is guaranteed for twelve months, large or small.
Will the new joint stand out?
The aim is a neat, even joint in a colour that suits the wall. Colour is agreed with you before we begin from the range available.
How we quote for external mastic
Every job gets its own quote. These are the things that affect it:
- How easy the joints are to reach
- How many areas need sealing
- When we can work, for business premises
- The amount of work
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
Helping us quote
Before you ask for a quote, have a think about:
- How many joints, rooms or windows are involved
- Any access issues, like height or stairs
- A few pictures by email, if you can
- Any previous sealing or DIY work
For a quote, email us at info@mrmastic.co.uk with the location and a short description of the problem. We’ll give you a clear quote before any work starts.

What sealant work cannot fix
Before booking, it’s worth knowing the limits too:
- Structural movement, which needs a surveyor or engineer
- Rising or penetrating damp from elsewhere in the wall
- Cracks in the bricks or render themselves, away from the joints
If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.
What we seal
- Copings & trims
- Concrete & block
- Façade panels
- Joints between brick and frames
- Brickwork movement joints
- Render & cladding joints
What happens on the day
There’s no need to move everything out, just the space around the work. Everything nearby is protected, and the work takes anything from a few hours to several days, depending on the building in most cases. Outside jobs in Kilsyth need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- Each joint is checked and the colour of the new sealant agreed.
- We take out the old sealant until the faces are sound.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- We prime the faces where required.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
Before we arrive
- Tell us about access, such as stairs, a lift or high-level joints
- Clear the area around the work
- For indoor joints, keep the area dry beforehand if you can

Why it’s worth doing now in Kilsyth
Water gets in through a failed movement joint, behind render and cladding. Dealing with it early keeps the repair to the joint, rather than the wall around it. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

How to look after the new joints
How long the joints last depends on use and care. We suggest:
- Don’t let climbing plants root in the sealant
- Keep movement joints as flexible joints, not mortar
- Tell anyone working on the walls about the movement joints
- Check the sealant is paintable before painting near it
If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They should be kept open and resealed, not filled.
Leaks behind façade panels and render often go unseen. By the time there’s a damp patch, the damage can be well established so early resealing is worth it.
Surface by surface
Render joints
Render has movement joints and stop beads that need sealing. We reseal them with a flexible exterior sealant that suits the render colour.
Copings and trims
Copings expand and contract through the day, so the joints need a sealant that stays flexible in all weathers.
