Bathroom resealing in G65: how it works
Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water that gets into the back edge of a worktop can swell the board. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We work on sinks & splashbacks, baths and wet rooms, and the jobs we see most are water getting behind the kitchen upstand and leaks into the floor or ceiling below.
We keep the work tidy and contained to the joints we’re treating, so you can carry on as normal. The job generally takes around two hours for one bath or shower, longer for a whole bathroom.
- We cover the area around the joints we’re working on.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
What affects the price in G65
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we will go through it with you.

Where we work in G65
Across G65, from Kilsyth, Smithstone and Craigmarloch outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
Our work covers the whole of Scotland, G65 included. Journeys are planned ahead, and outside jobs are booked around the forecast.
Kilsyth: For landlords with property near Croy station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Homes close to Kilsyth Parish Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
What affects the quote in G65
Every job gets its own quote. These are the things that affect it:
- Any working-time requirements on site
- Whether the work is at height
- Mould in or behind the old joints
- The number of rooms or windows
We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.
Asking for a quote
What to tell us when you ask for a quote:
- Where the property is
- What the problem is, such as mould, gaps, leaks or cracking
- How we’d reach the joints
- Whether it has been sealed before
Getting a quote is simple: let us know the job and the location, and roughly how big it is. Photos by email help us understand the job, and we’ll come back to you with a quote.
Honest limits
We will always be straight with you, so here’s what new sealant will not do:
- Movement from a bath with loose feet or no proper support
- Water getting in through the grout rather than the sealant
- A tray or bath that’s cracked through
Why act early?
A failed joint gets more costly to put right the longer it’s left. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, turning a small job into a building repair.
Comparing quotes
- What the quote includes, VAT included or not
- Whether all the old sealant comes out first
- What happens if the job turns out different
- How the surfaces are prepared before sealing
Can I do it myself?
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
How the job changes by surface
Sinks & splashbacks
Splashbacks in glass, tile or acrylic meet the worktop in a long joint. It’s resealed in white, clear or a colour to suit.
Wet rooms
In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.
G65 questions
My sealant has gone black. Can you sort it?
Yes, we replace the mouldy bead. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Airing the room well helps stop it returning.
Do you work for hotels and businesses?
Yes. Hotels, offices and other businesses use us, and we are fully insured.
What do you need from me for a quote?
Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.
Can tenants book the work?
Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.
Can you quote for more than one area?
Yes. Just list everything you need and you will get one quote.
What does bathroom resealing cost?
We don’t publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.
Can you just seal over the old silicone?
No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.
