Bathroom Resealing in Banton
We cover Banton for bath, shower, basin, wet room, worktop and sink resealing. Old material cut out, joints cleaned and sealed neatly.
- A reseal done over the top of the old bead
- Smears of silicone across the tiles
- Splits where the tray meets the wall
Bathroom resealing in Banton, done properly
Before a bath is sealed, it’s filled with water. A full bath sits slightly lower than an empty one, so the new joint isn’t pulled apart the first time it’s used. It’s a small step that rushed reseals tend to skip. Common call-outs are for failed sealant on the screen profile and a joint torn by a bath that flexes, on wet rooms, basins & vanity units and shower trays & enclosures.
Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.
We stand behind the work with a one-year guarantee, so you are not left on your own once the job is done.

What we cannot put right
We’d rather tell you now than do work that won’t last, so these are the limits:
- Water coming from the plumbing rather than the joint
- Cracks in the tray itself rather than the joint
- Loose or hollow tiles, or failed tanking behind them
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before you book.
What we seal
- Sinks & splashbacks
- Kitchen worktops & upstands
- Basins & vanity units
- Baths
- Wet rooms
- Shower trays & enclosures
Can I do it myself?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
What bathroom resealing looks like in Banton
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.
For landlords with property near Croy station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

How to look after the new joints
Good habits help new joints last longer. A few tips:
- Keep bottles off the sealant line
- Avoid abrasive pads on the sealant
- Wait for the cure time we give you
- Wipe up water along the back of the worktop
In a kitchen, don’t let water sit along the back of the worktop. The drier the joint stays, the longer it lasts.
Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.
Surface by surface
Basins & vanity units
On a basin, neatness shows: so we keep the line tidy and even, finished in a colour that suits the basin.
Sinks & splashbacks
The edge of an inset sink is a common place for water to get under the worktop. We reseal the visible edge of the sink where it has failed.
Signs you need bathroom resealing in Banton
Not every tube in the shop is meant for a shower. Decorators’ caulk and all-purpose sealants are not made for constant wetting, so they crack, discolour or grow mould quickly. A bathroom joint needs anti-fungal sanitary silicone.
Signs it’s time to call us include:
- Lumpy, uneven sealant from a DIY attempt
- Cracked, shrunken or lifting silicone
- New sealant laid over old sealant that is now lifting
- Failed sealant on the screen profile
In the older streets around Banton Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
Before booking anyone

- How long the guarantee is
- Who turns up on the day
- Whether the sealant suits the joint
Why act early in Banton
A failed joint gets more costly to put right the longer it’s left. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, turning a small job into a building repair. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please send an email to info@mrmastic.co.uk.

What happens on the day
You do not need to clear the whole room or building before we come, only the area right around the joints. We protect the rest, and the work takes half a day or less for one room, longer when the kitchen is included for a typical job. Outside jobs in Banton need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.
Preparing for the visit
- For business premises, tell us about site rules or sign-in
- Plan for the work area to be out of bounds to pets and children
- Clear items away from the joints we’re working on
