Bathroom resealing in Croy
Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through and into the wall or floor. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We work on wet rooms, sinks & splashbacks and basins & vanity units, and the jobs we see most are sealant that has split, shrunk or peeled away and a joint torn by a bath that flexes.
In and around a place like Croy, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are generally the first signs.
Whatever the size of the job, you get the same 12-month guarantee.

Leave it or put it right?
Leaving a split or mouldy bead only stores up trouble. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, turning a small job into a building repair. In a place like Croy, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

What we’re called out for in Croy
Mould is the reason many people want their sealant replaced. Steamy rooms that don’t dry out keep the silicone damp for hours, and mould that has grown into the silicone normally will not clean off.
The most common problems we see are:
- Mouldy sealant that has gone black
- Water escaping at the shower enclosure
- Sealant that has split, shrunk or peeled away
- A joint torn by a bath that flexes
Rented homes near Croy station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
What your quote should include
- Whether they seal over old material or remove it
- What the quote includes, VAT included or not
- How the joint is cleaned and prepared
- Who does the work, and how experienced they are
How it works
On the day, we start by going over the job with you. We protect the surfaces around the joints before any work begins. Most jobs take around two hours for one bath or shower, longer for a whole bathroom. Outdoor work around Croy depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, usually around 24 hours.
Getting ready for the visit
- Try not to wet indoor joints just before the visit
- Move anything stored near the joints
- Plan for the work area to be out of bounds to pets and children

Keeping the joints in good condition
No joint lasts for ever, but care makes a real difference. Our tips:
- Wipe the sealant dry after showering
- Open a window or run the fan so the room dries
- Avoid abrasive pads on the sealant
- Don’t leave water standing on kitchen joints
Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.
Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. Resealing before that happens protects the worktop.
What bathroom resealing looks like in Croy
In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
Schools such as Our Lady's High are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Can I do it myself?
A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

What affects the cost of bathroom resealing
We quote each job individually. These are the things that affect it:
- The old material and how stubborn it is
- How easy the joints are to reach
- The product the joint needs
- Whether there’s mould to deal with
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.
Helping us quote
Before you ask for a quote, have a think about:
- The address or postcode of the job
- How we’d reach the joints
- The rough size of the job

Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Can I choose the colour of the sealant?
Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Let us know your preference when you ask for a quote.
What should I tell you?
Just the basics: the address or postcode, what’s wrong and any access issues. After that, simply drop us a line at info@mrmastic.co.uk.
Where do you work from?

Yes. Commercial and hotel work is a large part of what we do. We can talk about working times when we quote.
Should I try DIY first?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Yes. We reseal worktop upstands, sinks and splashbacks, with a sealant suited to kitchens, colour-matched where it shows.
