How it works

All our tools and materials come with us in the van, so you do not need to buy or prepare anything. After a quick look at the joints together, we protect the area and start. Most jobs take a few hours to a few days, depending on the length of joint and the access. Somewhere like New Monkland may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We start by walking round the building and agreeing the joints and the access.
  2. We cut out the old mastic and rake out anything in the joint.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. We fit closed-cell backing rod to control the depth.
  5. We apply the sealant, tool it and check the whole run.

About our external mastic in New Monkland

Short cuts in external joints show up within a season or two. New sealant over old, joints packed with mortar and beads with no backing all tend to fail early. We strip the joint back and start again. If you’re dealing with rain getting behind render or cladding at a joint and joints where the bead has come unstuck, we can put it right, whatever the surface.

External sealant needs dry surfaces, so outdoor work around New Monkland is planned around the weather, and longer journeys are planned in advance. Let us know about access to every wall and roofline.

You get a 12-month guarantee, the same in New Monkland as everywhere else we work.

New Monkland questions

Do you cover smaller places like New Monkland?

Yes, New Monkland is covered. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you do external mastic in New Monkland?

Yes. We work across all of Scotland, and New Monkland is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.

Can you match the colour of my brickwork?

Exterior sealants are made in a range of colours, from greys and browns to whites and stone shades. We pick the one that suits your wall best so it doesn’t stand out.

How long before the joint can be used?

Most sealants are touch-dry well before they’re fully cured. We’ll tell you how long to leave the joint before we leave.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

What information do you need?

Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply drop us a line at info@mrmastic.co.uk.

When will the joints need doing again?

There’s no fixed answer: sunny, exposed elevations and busy joints wear faster. A yearly look will tell you when they need doing. Every job carries our one-year guarantee.

How the job changes by surface

Concrete and blockwork

Big joints in concrete need careful depth control. We size the backing rod to the gap so the sealant isn’t too deep.

Render joints

Render has movement joints and stop beads that need sealing. We reseal them with a flexible exterior sealant that suits the render colour.

How to look after the new joints

To keep the joints looking good and working properly:

  • Get split or bare joints resealed while the damage is small
  • Don’t let climbing plants root in the sealant
  • Avoid pressure-washing directly into sealant joints
  • Check the sealant is paintable before painting near it

Don’t let soil, plants or ivy build up against the new joints. Damp material against the sealant shortens its life.

If you can see gaps, plants or bare sections in a joint, have it checked. Earlier resealing means a smaller job and a better result.

Why deal with it now?

A failed movement joint lets water into the wall. Dealing with it early keeps the repair to the joint, instead of the wall and finishes around it. Around New Monkland, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

Signs you need external mastic in New Monkland

Every building moves. Clay bricks expand slightly over their life, concrete and block shrink, and everything moves with temperature and wet. The sealant in the movement joints takes that strain.

It’s worth asking for a quote if you see:

  • Gaps where render, brick and frames meet
  • Rain getting behind render or cladding at a joint
  • Panel joints letting water in
  • Weeds or debris growing in open joints

For landlords with property near Airdrie station, outside joints that have cracked can let damp into a rental, so check them between lets.

What your quote should include

  • Is VAT in the price?
  • How much experience the applicator has
  • What product goes in the joint
  • The length of the guarantee

External mastic in New Monkland: local notes

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.

If you look after a building such as Airdrie Academy, larger buildings have long runs of movement joint that eventually need resealing. For an older house near a landmark such as Parish Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.

What sealant work can’t fix

We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:

  • Subsidence or other structural problems
  • Rising or penetrating damp from elsewhere in the wall
  • Adding movement joints to masonry that has none

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before booking.

What we seal

  • Joints between brick and frames
  • Façade panels
  • Render & cladding joints
  • Brickwork movement joints
  • Copings & trims
  • Concrete & block

What affects the quote in New Monkland

Every job gets its own quote. This is what makes a difference:

  • How much old sealant there is and how hard it is to remove
  • The amount of work
  • Whether the work is at height
  • The number of rooms or windows

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

Helping us quote

You don’t need to know the technical terms. It helps if you can tell us:

  • How many joints, rooms or windows are involved
  • Pictures of the joints, sent by email
  • Whether it’s a home or a business
  • Any previous sealing or DIY work
