Regrouting in New Monkland
Problem with your tiled areas in New Monkland? We cut out the old, prepare the joints and apply the right sealant.
- Old grout in a dated colour
- Grout that makes sound tiles look old
- Gaps where the shower grout has gone
How we handle regrouting in New Monkland
A grout colour change can freshen a room without retiling. Light grout can go darker to hide marks, or the other way round. Just mention the colour you’d like when you send an email to info@mrmastic.co.uk. Typical jobs include corners filled with grout instead of silicone and shower grout that has worn away, across shower walls, wet rooms and bathroom wall tiles.
Bathrooms in smaller places like New Monkland work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
You are covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

How the job changes by surface
Bathroom wall tiles
Tiles away from the shower stay drier but still stain and crack. Regrouting brings them back in line.
Kitchen splashbacks
Grout behind the hob and sink works hard. We regroute and reseal the worktop joint.
Do you need regrouting in New Monkland?
When tiles or the wall behind them move, the grout cracks. That can be a loose tile, a flexing floor or a stud wall, so we check the tiles before any work starts.
It’s worth asking for a quote if you see:
- Crumbling grout between the tiles
- Corners filled with grout instead of silicone
- Kitchen splashback grout stained by grease
- Old grout in a dated colour
For site and facilities teams at buildings such as Airdrie Academy, we reseal washrooms and kitchens in schools and businesses as well as homes.

What sealant work can’t fix
To be straight with you, there are a few things sealant won’t fix:
- Waterproofing that has failed below the tiling
- Tiles that are loose or hollow behind
- Movement in a stud wall or floor
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before you book.

DIY sealant or a professional job?
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
Regrouting around New Monkland
In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
Homes close to Parish Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. Rented homes near Airdrie station change hands often, and clean grout and fresh sealant between tenancies make a bathroom look cared for again.

How to look after the new joints
So the new joints stay in good condition:
- Use gentle cleaners on grout
- Rinse the tiles after showering
- Use a squeegee on the tiles after showering
- Clean with a soft brush, not anything metal
Leave the area unused for as long as we advise, so it cures fully. After that, rinse the tiles after showering and let the room air.
Grout that stays dark after cleaning is starting to fail. Regrouting at this stage is straightforward, before the joints open up.
Your questions about regrouting in New Monkland
I let a flat near Airdrie station. Can you help?
Yes. We work for landlords and agents as well as householders, and several properties can go on one quote. You can send an email to info@mrmastic.co.uk with the details for a clear quote.
Will you come out to New Monkland?
Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Can new sealant go over the old?
No. New silicone won’t bond to old silicone, and it traps any mould or water underneath. It all has to come out first.
Should I try DIY first?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
Will the sealant be renewed as well as the grout?
Normally we do both. Grout fills tile gaps and sealant handles the moving joints, so both are renewed and it’s all in the quote.
Can you work on commercial sites?
Yes. Hotels, offices and other businesses use us, and we’re fully insured.
Do the sealants smell?
It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.
Do I have to be there?
We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.
Why deal with it now?
Cleaning products may brighten grout for a time, but stains and mould that have soaked in tend to return. Replacing the grout and resealing the edges is a lasting fix. Around New Monkland, water from a failed joint in an older stone home can soak into timber and plaster.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

The process
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes anything from a few hours to a full day, depending on the area, and the area is left clean. For a place like New Monkland, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We start by checking the tiles for any that are loose or hollow.
- Old grout is raked out to a consistent depth without chipping the tiles.
- The joints are vacuumed and cleaned.
- Fresh grout goes into the joints and the tile faces are wiped clean.
- Corners and edges are resealed with flexible silicone, not grout.
Getting ready for the visit
- Let us know if you’ve seen damp or leaks
