Regrouting in Plains

About our regrouting in Plains

Our applicators rake out the old grout to an even depth, without damaging the edges of the tiles. The joints are then vacuumed, regrouted and cleaned off, with silicone renewed in the corners. If you are dealing with greasy, stained grout behind the hob and grout in corners that has cracked, we can help, whatever the surface.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

Each job carries a 12-month guarantee, whatever its size.

What we do, step by step

We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes a few hours, or longer for a fully tiled room. Around Plains, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. First, we check for loose or hollow tiles and point out any we find.
  2. The old grout comes out to a consistent depth, without damaging the tiles.
  3. The joints are vacuumed and cleaned.
  4. We fill the joints with new grout, then clean the tiles.
  5. Corners and edges are resealed with flexible silicone, not grout.

Preparing for the visit

  • Clear items away from the joints we’re working on
  • Plan for the work area to be out of bounds to pets and children
  • Try not to wet indoor joints just before the visit

Shower walls

Most regrouting jobs include a shower. Cracked or missing grout here lets water behind the tiles.

Corners and edges

Corners flex as the building moves, so we seal them rather than grout them.

Plains questions

Do you work for landlords with property near Drumgelloch station?

Yes, we work for landlords and agents. Just email us at info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.

Do you cover Plains for regrouting?

Yes. Our work covers the whole of Scotland, and Plains is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.

When can I use the shower again?

We’ll tell you on the day. It depends on the grout and the sealant used so please stick to it.

Is it worth trying it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.

Will the old sealant be removed?

Yes, always, and completely. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.

How long does the job take?

It depends on the size of the job, but most jobs take anything from a few hours to a full day, depending on the area. We’ll give you a better idea when we quote.

How much does regrouting cost in Plains?

It depends on the job, so we quote each one individually. To get one, drop us a line at info@mrmastic.co.uk and tell us what needs doing and where.

Do you work for hotels and businesses?

Yes, regularly. We can plan bigger jobs in stages.

DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Bathrooms and kitchens in Plains

In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

For site and facilities teams at buildings such as Airdrie Academy, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For an older house near a landmark such as Clarkston Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. For landlords with property near Drumgelloch station, stained grout drags a rental down, and regrouting between lets puts that right.

What sealant work can’t fix

New sealant cannot fix everything, and we’d rather say so up front. It will not solve:

  • A floor or wall that keeps moving
  • A leaking wet room membrane
  • Cracked or broken tiles

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

Joints and surfaces we work on

  • Kitchen splashbacks
  • Tiled floors
  • Bathroom floors
  • Bathroom wall tiles
  • Shower walls
  • Wet rooms

What affects the cost of regrouting

The price is agreed before any work begins. It takes into account:

  • Whether old sealant or filler has to be cut out
  • Whether there’s mould to deal with
  • How many areas need sealing
  • How much there is to do

The cost reflects the work involved, not guesswork. That is why we ask about the job first and give you a clear quote before any work starts.

Helping us quote

When you call or email, it’s useful to know:

  • Where the job is, and your postcode
  • Pictures of the joints, sent by email
  • If someone has resealed it before
  • Any access issues, like height or stairs

Getting a quote is simple: tell us what needs doing and where and its rough size. Photos by email help us understand the job, and we’ll take it from there.

For landlords and businesses

If you manage several properties in or around Plains, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs, and pictures by email help.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Looking after it afterwards

Simple care keeps the joints in good condition. We recommend:

  • Skip wire brushes and scourers
  • Keep harsh bleach and acid cleaners off the grout
  • Keep an eye on the silicone along the edges
  • Open a window or run the fan to clear steam

A squeegee or cloth over the tiles after use keeps water off the grout. Ventilate the room well so the grout dries between uses.

Stains that will not clean are a sign the grout is breaking down. Regrouting at this stage is straightforward while the tiles are still sound.
