Glazing silicone in Plains: local notes

Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Managing a site like Airdrie Academy? Then larger buildings have plenty of frames, and the mastic around each one ages. If you live in an older home near Clarkston Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Plains is about 2 miles north-east of Airdrie, in North Lanarkshire. Jobs in Plains get the same care as everywhere else we work: old sealant removed completely, careful preparation and a one-year guarantee. We cover 89 towns and villages across North Lanarkshire. How we handle glazing silicone in Plains

Many conservatory leaks come down to failed sealant at the glass-to-frame or frame-to-wall joints. We find the joint that’s letting water in and renew it and tell you plainly if the cause is something else. If you have glass-to-glass joints that have split and silicone pulling away from the glass, we can help, on glass balustrade bases, glass-to-frame joints and glass-to-glass joints alike.

Outdoor sealant needs a dry surface, so window work around Plains is planned around the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

How the job changes by surface

Conservatory frames

Leaks often start where the frame meets the wall. We cut out the old sealant and reseal.

Rooflights

Rooflight leaks can come from the sealant or the roof. We check which it is.

Aftercare tips

After the cure time, these simple habits help:

  • Look over the glazing joints once a year
  • Stick to mild cleaners on glass
  • Check the gutters above the glazing for debris
  • Avoid strong solvents on or near the sealant

Squeegee a shower screen after each shower and let the room air. It helps stop mould getting into the silicone.

Conservatory leaks rarely stay small. Water runs along frames and down walls, so get it looked at when you first see it.

Do you need glazing silicone in Plains?

Glass and frames expand and contract with the temperature at different rates. Over years, that movement tears the silicone.

The problems people generally mention when they call are:

  • Cracked silicone between glass panels
  • Failed sealant around rooflight glass
  • Water tracking down the inner face of the glass
  • Glazing silicone that has cracked or come away

For landlords with property near Drumgelloch station, glazing joints are worth checking at the end of a tenancy, before a small leak grows.

What affects the cost of glazing silicone

You will get a clear quote before any work starts. It takes into account:

  • Working hours on commercial sites
  • Access and height
  • Whether old sealant or filler has to be cut out
  • The size of the job

We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk.

What we need to know

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • If someone has resealed it before
  • What’s wrong with the joints now
  • How we’d reach the joints
  • Whether it’s a home or a business

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is.

Plains: your questions answered

Is Plains in your area for glazing silicone?

Yes, Plains is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.

Is Plains within the area you cover?

Yes, Plains is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Is it enough to run a bead over the old sealant?

Silicone does not stick to silicone, so a top-up soon lets water through. The old bead always comes out first.

What sealant do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Do you have insurance?

Yes. We are fully insured, and we’ve been doing sealant work for more than 20 years.

Do you work for hotels and businesses?

Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.

What should I tell you?

Let us know what needs doing and where. If we need more, we will ask.

Where is Mr Mastic based?

We’re based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Honest limits

We will not take on work that won’t last, so here’s what sealant can’t put right:

  • A frame that needs repairing or replacing
  • A sagging or failing conservatory roof
  • Failed flashing around a conservatory

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before booking.

Joints and surfaces we work on

  • Glass-to-frame joints
  • Rooflights
  • Glass balustrade bases
  • Glass-to-glass joints
  • Conservatory frames

What happens on the day

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours for most jobs, and the area is left clean. Outdoor work around Plains depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First, we trace the leak and check it’s coming through a sealant joint.
  2. Old silicone is cut away from the glass and frame without scratching either.
  3. The glass and frame are cleaned and degreased.
  4. New glazing silicone goes in and is tooled to a neat finish.
  5. The finished joints are checked and, where it’s safe, tested with water.

Preparing for the visit

  • Tell us about any water getting in
  • Mention any parking rules near the property
  • Move anything stored near the joints

What happens if it’s left?

Glazing joints need a sealant made for the job. A general-purpose tube may not bond well or may react with the frame, so we use neutral-cure glazing silicone. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Ask us for a quote and we will explain what it covers.
