About our bathroom resealing in Plains
We fill the bath before sealing it. A full bath sits slightly lower than an empty one, so the new joint isn’t pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. We work on baths, wet rooms and basins & vanity units, and the jobs we see most are cracked, shrunken or lifting silicone and gaps where the bath or tray has moved.
Bathrooms in smaller places like Plains work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
You are covered for a year from the day we finish. If anything is not right with it, drop us a line at info@mrmastic.co.uk.

Questions from Plains
Will you come out to Plains?
Yes, Plains is covered. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Can you do bathroom resealing in Plains?
Yes. We work across all of Scotland, and Plains is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.
Will you leave a mess?
Not at all. The area is protected while we work and cleaned up afterwards.
How much does bathroom resealing cost in Plains?
Size, access and the old material all affect the cost. Ask us for a quote.
What do you put in the joint?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We will tell you what we are using and why.
Does someone need to be in?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
Can I do it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
Can you work on commercial sites?
Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.
Landlord and commercial work in Plains
Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
We also work for property managers and facilities teams. We can quote a run of properties together, and we are fully insured.
What we do, step by step
Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and tidy away. It generally takes half a day or less for one room, longer when the kitchen is included. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Before we arrive
- Move anything stored near the joints
- Tell us about any water getting in
- On commercial sites, let us know about site rules

When to call us in Plains
With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Heat from the hob and strong sprays speed it along.
The most common problems we see are:
- Failed sealant on the screen profile
- Gaps between the worktop and the wall
- A reseal done over the top of the old bead
- Black mould in the silicone that won’t clean off
Letting a property close to Drumgelloch station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
Questions to ask before you book

- Who does the work, and how experienced they are
- Whether they seal over old material or remove it
- Which sealant they’ll use, and why
What affects the cost of bathroom resealing
You will get a clear quote before we start. It takes into account:
- The type of sealant required
- Any mould that needs treating
- Working hours on commercial sites
- Whether the work is at height
What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before any work starts, so you know where you stand.
What we need to know
Photos by email are helpful but not essential. Try to tell us:

- The problem you’ve noticed
Quotes start with a quick conversation. Describe the problem, the location and the size of the job. When it suits you, email us at info@mrmastic.co.uk.
Bathroom resealing around Plains
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
If you look after a building such as Airdrie Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you live in an older home near Clarkston Church, walls and floors in older homes can move, and sealant and grout show it first.
Plains is about 2 miles north-east of Airdrie, in North Lanarkshire. If you need bathroom resealing in Plains, it’s easy to get a quote: please drop us a line at info@mrmastic.co.uk. We cover North Lanarkshire from our Crawley base, Plains included. We cover 89 towns and villages across North Lanarkshire, large and small. Glasgow is on our list too, about 13 miles from Plains.

What we can’t put right
New sealant can’t fix everything, and we’d rather say so up front. It will not solve:
- A leaking waste, trap or valve
- A cracked shower tray or bath (that needs repair or replacement)
- A tray that rocks until it’s re-bedded
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.

Why act early in Plains
Sorting it now is quick: it takes half a day or less for one room, longer when the kitchen is included. Left until water gets through, the job can grow to lifting panels, drying out and decorating. In an older home around Plains, damp from a failed joint can get into timber and plaster.
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.

How the job changes by surface
Sinks & splashbacks
Around the sink, we use a product suited to kitchens, including a food-safe sealant where that’s needed. The joint is laid neatly so it’s easy to wipe.
Shower trays & enclosures
There are usually two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both take water every day, so both are resealed with anti-fungal sanitary silicone.
