Bathroom & kitchen resealing in Moffat Mills, North Lanarkshire
Problem with your baths, showers and worktops in Moffat Mills? We remove the old material, prepare the joints and seal them properly, and the work is guaranteed for a year.
- A bead that has pulled away from the tiles
- Damp behind the bath or under the tray
- Mouldy sealant that has gone black
How to look after the new joints
After the cure time, these simple habits help:
- Use gentle cleaners on the silicone
- Give the silicone its full cure time
- Avoid abrasive pads on the sealant
- Keep bottles off the sealant line
Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.
There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.
Bathroom resealing in Moffat Mills
Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. If you are dealing with failed sealant on the screen profile and a messy, uneven bead from a previous reseal, we can put it right, on basins & vanity units, shower trays & enclosures and kitchen worktops & upstands alike.
In and around a place like Moffat Mills, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

Leave it or put it right?
The difference in a professional reseal is mostly what you do not see: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Skip those steps and even the best silicone fails early. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.

Bathroom resealing around Moffat Mills
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.
Letting a property close to Drumgelloch station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Schools such as Airdrie Academy are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.
Moffat Mills is about 2 miles east of Airdrie, in North Lanarkshire. Across the ML6 area, we can carry out bathroom resealing at your property. Our North Lanarkshire coverage runs to 89 places, Moffat Mills among them. For nearby work, see our Glasgow page (13 miles or so).

What affects the quote in Moffat Mills
Jobs vary more than people expect. The main factors:
- How easy the joints are to reach
- Any mould that needs treating
- The product the joint needs
- How much old sealant there is and how hard it is to remove
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we will go through it with you.
What to tell us for a quote
Before you ask for a quote, have a think about:
- What the problem is, such as mould, gaps, leaks or cracking
- The rough size of the job
- Where the job is, and your postcode
- The type of property
There’s no standard price list. Instead, your job gets its own clear quote. To get started, email us at info@mrmastic.co.uk.
The process
All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Outside jobs in Moffat Mills need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, usually around 24 hours.
Before we arrive
- Let us know if you’ve seen damp or leaks
- Let us know about earlier repairs to the joints
- Keep pets and children clear of the area while we work

What we cannot put right
A few problems are outside what sealant work can do:
- A cracked shower tray or bath (that needs repair or replacement)
- Damage behind the tiles that needs a tiler
- Leaks from a shower valve, waste or pipework (a plumber’s job)
If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.
Surfaces we seal
- Shower trays & enclosures
- Kitchen worktops & upstands
- Basins & vanity units
- Wet rooms
- Sinks & splashbacks
- Baths
DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

Questions from Moffat Mills
Will you come out to Moffat Mills?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Do you cover Moffat Mills for bathroom resealing?
Yes. Our work covers the whole of Scotland, and Moffat Mills is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing.
Can I choose the colour of the sealant?
Most people choose white or clear, but other colours can be used to suit tiles and worktops. Tell us what you’d like when you get in touch.
Can I add another job to the visit?
Yes, we can. Several rooms, windows or areas can go on one quote.
What do you put in the joint?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.
Can you get rid of the black mould in my sealant?
Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
Can landlords and businesses book you?
Yes, often. Several properties can go on one quote.
Can you just seal over the old silicone?
No, and it’s one of the main reasons reseals fail. We cut out all of the old sealant, clean the joint and start again.
Surface by surface
Wet rooms
Wet room floors move slightly as they’re used, so the corners need a flexible seal, not grout. Cracked grout in a corner can be cut out and replaced with silicone.
Sinks & splashbacks
Splashbacks in glass, tile or acrylic meet the worktop in a long joint. We renew it in clear, white or a matched colour.
