Trusted floor joint sealing in Moffat Mills

Work for landlords, hotels and businesses

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.

In hotels, rooms out of use cost money, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

Floor joint sealing in Moffat Mills, done properly

Tiled floors can crack along the grout when there’s no room for movement. Where one is needed, we rake out the grout along the right line and replace it with flexible sealant in a matching colour. If you have grout cracking in a straight line across a floor and perimeter joints in tiled floors filled with grout, we can help.

Work in a place like Moffat Mills is planned ahead, journey included. Inside work goes ahead in any weather; outside mastic needs a dry day.

We guarantee the work for a year. If something is not right with it in that time, tell us and we’ll put it right.

Moffat Mills questions

Can you help a landlord with a rental near Drumgelloch station?

Yes. We work for letting agents and landlords as well as homeowners. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.

Will you come out to Moffat Mills?

Yes, Moffat Mills is covered. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can you match the sealant colour?

In most cases you can choose. We will explain which colours are available.

Can you add a movement joint to a tiled floor?

In many cases, yes. Where a floor needs one, we rake out grout along the right line and replace it with flexible sealant coloured to suit. Loose or cracked tiles need a tiler first.

How soon can the floor be mopped?

You’ll get the times before we go. That depends on the product, and walking on it generally comes before mopping or wheeled traffic.

Where do you work from?

We work from Crawley. We cover Moffat Mills and the rest of North Lanarkshire.

Can sealant along the skirting be painted?

If you tell us beforehand, yes. We use a paintable flexible sealant on joints you plan to paint and wet areas get silicone.

Why not just use caulk?

Caulk works on still, dry joints, but it cracks where there’s movement or water. For most floor joints, we use a flexible sealant.

What happens on the day

All our tools and materials come with us in the van. After a quick look at the joints together, we protect the area and start. Most jobs take a few hours, depending on the length of joint. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. The room is cleared along the joints so we can reach them.
  2. Old material is removed from the joint.
  3. Edges are cleaned and dried.
  4. A flexible sealant suited to the floor is applied.
  5. We check the joints and explain the aftercare.

Preparing for the visit

  • Try not to wet indoor joints just before the visit
  • Mention any tricky access
  • Plan for the work area to be out of bounds to pets and children

Can I do it myself?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

How the job changes by surface

Tiled floors

Perimeter joints in tiled floors should be sealant, not grout. We rake out any grout there and reseal.

Skirting boards

On painted skirting, we can use a flexible sealant that takes paint. Where water is involved, silicone is the better choice.

Quotes for floor joint sealing in Moffat Mills

The price is agreed before any work begins. It’s based on:

  • The amount of work
  • Working hours on commercial sites
  • Access and height
  • How much old sealant there is and how hard it is to remove

We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

What we need to know

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Photos by email, if that’s easy
  • The type of property
  • The problem you’ve noticed
  • Where the property is

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.

Leave it or put it right?

Waiting until the next redecoration can mean a winter of draughts and dirt in the gaps. Sealing them now is a short job in most rooms. Around Moffat Mills, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Leaving a failed joint generally makes the job bigger, not smaller, because water and mould keep working on it. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk and we will give you an honest view and a quote.

What you get with us

  • We leave the area clean and tidy
  • Old sealant always removed completely
  • A choice of colours where the product allows
  • Colour picked to suit the job

Do you need floor joint sealing in Moffat Mills?

Floors and walls move a little with the seasons. In winter, with the heating on, timber dries and gaps open, then close again in damper months.

Look out for any of the following:

  • Gaps opening between the floor and skirting
  • Skirting caulk that keeps splitting
  • Cracked grout where a tiled floor needs a movement joint
  • Gaps at thresholds between rooms

Letting a property close to Drumgelloch station? Then gaps at skirtings and thresholds are worth sealing between tenancies.

What to look for in a quote

  • Whether all the old sealant comes out first
  • Who does the work, and how experienced they are
  • What happens if they find a problem under the old sealant
  • Which colour the sealant will be

New homes and floors in Moffat Mills

Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up. Across North Lanarkshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they do not all move the same way. That is why the skirting and threshold joints need a flexible seal.
