Fire rated sealant in Moffat Mills
Ordinary silicone or decorators’ caulk in a fire-stopping gap is not a fire-rated seal. Anything unsuitable comes out first and reseal with a fire-rated product tested for that kind of gap. If you have standard silicone or caulk in a fire-stopping gap and fire seals that have cracked with movement, we can help, whatever the surface.
Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.
We stand behind the work with a one-year guarantee.

Fire rated sealant around Moffat Mills
Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details, though we do not certify buildings or do fire risk assessments.
For site and facilities teams at buildings such as Airdrie Academy, gaps opened by contractors for new cabling are a common finding in schools and offices. If you let a flat or house near Drumgelloch station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

Service penetrations
Service penetrations are where new gaps often appear. We clean out what’s there and reseal to the right depth.
Flats and HMOs
In flats and HMOs, the walls and floors between homes and common areas need sealing where services pass through. We work through the gaps on your assessment.
Your questions about fire rated sealant in Moffat Mills
Do you cover smaller places like Moffat Mills?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Do Scottish building rules affect fire-rated sealant work in Moffat Mills?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
Can I use normal mastic around a pipe through a fire wall?
No. A gap that needs fire stopping needs a tested fire-rated product, installed to its details.
How much does fire rated sealant cost in Moffat Mills?
There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.
Can tenants book the work?
Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.
Is it worth trying it myself?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
What should I tell you?
Tell us what needs doing and where. If we need more, we’ll ask.
What fire rating will the seal have?
That isn’t something we state or certify. Your specification sets the requirement, and we fit a product whose tested details meet it, recording the locations and products.

How we quote for fire rated sealant
We don’t publish a price list, because no two jobs are the same. What we look at:
- Mould in or behind the old joints
- Access and height
- The old material and how stubborn it is
- The type of sealant required
Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.
Helping us quote
What to tell us when you ask for a quote:
- Any access issues, like height or stairs
- What’s wrong with the joints now
- Whether it has been sealed before
- The rough size of the job
Need a quote? Please drop us a line at info@mrmastic.co.uk and tell us about the job. You will know what we plan to do, and what it will cost, before any work begins.
Why deal with it now?
Leaving a gap until a refurbishment comes round can mean years with it open. On its own, sealing it now is a small job and needn’t wait for anything else. In an older home around Moffat Mills, damp from a failed joint can get into timber and plaster.
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

What sealant work can’t fix
Before booking, it’s worth knowing the limits too:
- Doors that aren’t fire doors in the first place
- Fire risk assessments, which need a qualified assessor
- Big openings where sealant alone is not the tested solution
If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before booking.

Should I try it myself first?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
The process
Most of a good job is in the preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes from a few hours to a few days, depending on the number of gaps and the access. Outdoor work around Moffat Mills depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
- We measure every gap and note what it’s in and what passes through.
- Unsuitable material such as ordinary foam or silicone is cut out.
- We fit backing where needed and apply the fire-rated sealant to depth.
- Every location is recorded with the product used.
Getting ready for the visit
- Let us know about parking restrictions
- Mention any sign-in or site rules at work premises
- Keep children and pets away from the work area
Ask for a quote
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email photos if that’s easy.
