Fire rated sealant for Motherwell homes and businesses

How we handle fire rated sealant in Motherwell

Bigger jobs can be worked through in stages, flat by flat or floor by floor. It gives you a list to keep with the building’s fire safety documents. Common call-outs are for unsealed gaps where pipes and cables go through a wall and joints picked up in a fire-stopping survey, on plasterboard & masonry, linear gaps and door frames.

Commercial jobs in a town like Motherwell range from shops and offices to schools, hotels and care homes, each with washrooms, kitchens and service openings that need the right sealant.

The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Motherwell questions

Can you help a landlord with a rental near Motherwell station?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.

Do Scottish building rules affect fire-rated sealant work in Motherwell?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Which products do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

How do I get a quote for fire rated sealant in Motherwell?

It depends on the job, so we quote each one individually. To get one, drop us a line at info@mrmastic.co.uk with a short description of the job.

Do you seal gaps around fire door frames?

Yes, if the gap is within the product’s tested range. We seal the frame-to-wall gap, not the door itself.

Do you guarantee your work?

Yes, for a year. If there’s a problem with our work in that time, tell us and we’ll put it right.

What does intumescent mean?

An intumescent sealant expands when it gets hot to help seal the gap. It’s one type of fire-rated sealant; which product suits depends on the gap, the substrate and the service.

What we do, step by step

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes anything from a few hours to several days, depending on how many gaps there are and we leave things clean and tidy. For a job in Motherwell, tell us where the work is, how to get in and where to park. Outdoor jobs need a dry day, so they can move if the weather turns.

  1. Access to each area is agreed so the work can run in order.
  2. We take out any damaged or unsuitable sealant.
  3. Dust and loose debris are cleaned from each gap.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

Preparing for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know if you’ve seen damp or leaks

What the job involves on each surface

Linear gaps

Long, narrow gaps appear where walls meet slabs and ceilings. We seal them to the tested detail, with backing where it’s needed.

Plasterboard walls

Plasterboard partitions are common in flats, offices and conversions. We use a product tested in that kind of wall for each gap size.

What affects the quote in Motherwell

There’s no set price list, because no two jobs are the same. What we look at:

  • The product the joint needs
  • Working hours on commercial sites
  • The number and length of the joints
  • How many areas need sealing

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we will explain what it covers.

What we need to know

When you contact us, it’s useful to know:

  • The address or postcode of the job
  • How we’d reach the joints
  • A few photos by email, if you can
  • How many joints, rooms or windows are involved

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is.

Work for landlords, hotels and businesses

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll give you a quote.

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

When it isn’t the sealant

In fairness, there are a few things sealant will not fix:

  • Doors that aren’t fire doors in the first place
  • Sign-off of the building, which sits with building control or your assessor
  • Construction that doesn’t provide fire resistance on its own

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before you book.

Joints and surfaces we work on

  • Door frames
  • Flats & HMOs
  • Pipe & cable gaps
  • Plasterboard & masonry
  • Linear gaps
  • Service penetrations

Aftercare tips

So the new joints stay in good condition:

  • Check whether a sealant can be painted before decorating over it
  • Do not fill fire-stopping gaps with ordinary foam or silicone
  • Allow for resealing whenever new services are run
  • Include hidden areas like risers in routine checks

Do not add foam, filler or ordinary sealant over a fire seal. If it needs repair, use the same type of product. Ask us if you’re not sure which product was used.

An open gap is not only a fire issue: they also let noise, draughts and sometimes pests through. Dealing with them early helps with all of these.

What fire rated sealant looks like in Motherwell

In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details, though we do not certify buildings or do fire risk assessments.

Community buildings like Dalziel High Parish Church are part of the picture too: gaps around pipes and cables are worth checking after any building work there. For site and facilities teams at buildings such as Braidhurst High School, service openings in fire-resisting walls need checking after any refurbishment. For landlords with property near Motherwell station, any gap left by new services in shared walls should be closed with a fire-rated product.

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
