Your questions about fire rated sealant in Airbles

Do you cover smaller places like Airbles?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do Scottish building rules affect fire-rated sealant work in Airbles?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Can tenants book the work?

We can work for tenants, landlords or agents. Get your landlord’s agreement first.

Do you provide details of the products used?

Yes. When the job is done, we give you the locations and products. If you need photos or a set layout, ask when you get a quote.

What fire rating will the seal have?

Ratings and certificates aren’t something we issue. What’s required is set by your assessor or designer, and the product’s tested details show what it achieves.

Will you leave a mess?

No. We protect the surfaces around the joints, and we tidy up before we go.

Do you offer different sealant colours?

Normally, yes. White, clear and grey are common, and other colours are available, and we agree the colour with you before work begins.

Where is Mr Mastic based?

We’re based in Crawley, and we work across South East England, London and Scotland.

Fire rated sealant in Airbles, done properly

A fire seal relies on being installed the way it was tested: the right depth, the right backing and the right product for the substrate. That’s the part we focus on, gap by gap. We work on service penetrations, pipe & cable gaps and plasterboard & masonry, and the jobs we see most are fire seals that have cracked with movement and unsealed gaps where pipes and cables go through a wall.

Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. All of them have washrooms, kitchens and fire-rated joints that need looking after.

Big or small, it’s backed by our 12-month guarantee.

How we quote for fire rated sealant

Some jobs are bigger than they look, and some smaller. The main factors:

  • Working hours on commercial sites
  • How easy the joints are to reach
  • The product the joint needs
  • How many areas need sealing

The cost depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts.

Helping us quote

What to tell us when you ask for a quote:

  • Where the job is, and your postcode
  • How we’d reach the joints
  • Pictures of the joints, sent by email
  • What the problem is, such as mould, gaps, leaks or cracking

There’s no standard price list. Instead, your job gets its own clear quote. To get started, email us at info@mrmastic.co.uk.

DIY sealant or a professional job?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

What we can’t put right

New sealant cannot fix everything, and we will tell you before we start. It will not solve:

  • Deciding what fire stopping a building needs
  • Fire doors that need new seals, closers or hardware
  • Construction that does not provide fire resistance on its own

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

The process

Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes from a few hours to a few days, depending on the number of gaps and the access. Outside jobs in Airbles need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
  2. We measure every gap and note what it’s in and what passes through.
  3. Unsuitable material such as ordinary foam or silicone is cut out.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. We hand over a list of locations and products for your files.

Preparing for the visit

  • Mention any parking rules near the property
  • Try not to wet indoor joints just before the visit
  • Clear items away from the joints we’re working on

What we are called out for in Airbles

Sometimes the wrong product was used from the start: general-purpose foam, everyday silicone or caulk where a fire-rated seal was needed. It may look fine, but it is not a fire-rated seal.

These are the problems we are asked about most:

  • Sealant items on a fire risk assessment action list
  • Unsealed gaps around fire door frames
  • Open holes round services passing through fire walls
  • Gaps where walls meet ceilings or slabs

If you look after a building such as Dalziel High School, fire-stopping around service openings should be restored whenever new services go in.

Choosing a sealant specialist

Why it’s worth doing now in Airbles

Fire-rated sealants need more care than everyday sealant. How it’s installed changes how it performs, so we follow the maker’s details on every gap. Around Airbles, water from a failed joint in an older stone home can soak into timber and plaster.

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Why Airbles clients choose us

  • 20+ years of sealant experience
  • Trusted Arbo and Everbuild sealants
  • An ARBOMaster approved applicator
  • Old sealant always removed completely

How the job changes by surface

Linear gaps

A linear joint may need to allow for movement as well as fire. We choose a product and depth that suit the gap and the movement.

Plasterboard walls

Holes in plasterboard are often cut roughly for services. Where a hole is bigger than the sealant’s tested range, it needs another approach.
