How floor joint sealing works in North Lanarkshire
Tiled floors can crack along the grout when there’s no room for movement. Where one is needed, we rake out the grout along the right line and replace it with flexible sealant. Common call-outs are for rigid edge joints in tiled floors and gaps between floors and kitchen plinths, on commercial floors, thresholds and concrete floor joints.
There’s no need to move everything out before we come, just the space around the work. We protect the rest, and the work takes a few hours, depending on the length of joint in most cases.
- We clear the edges of the floor so the joints are easy to reach.
- Old material is removed from the joint.
- We clean and dry the edges of the joint.
- A flexible sealant suited to the floor is applied and smooth it.
- We check the joints and explain the aftercare.
Pricing in North Lanarkshire
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

New homes and floors across North Lanarkshire
Across North Lanarkshire, from Motherwell, Cumbernauld and Coatbridge outwards, new homes go up alongside older streets. Snagging in new homes and floor joints in older ones are both part of the work.
Our work covers the whole of Scotland, North Lanarkshire included. Longer journeys are planned in advance, and outdoor work around the weather.
Motherwell: Community buildings like Dalziel High Parish Church are part of the picture too: joints in its floors, skirtings and thresholds need resealing as they wear. For landlords with property near Motherwell station, gaps at skirtings and thresholds are worth sealing between tenancies.
Honest limits
We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:
- Large cracks that need a surveyor
- Concrete repairs beyond the joint
- Floors that are uneven or need levelling
DIY versus a professional finish
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
Why act early?
Left open, concrete joints break down under traffic. A sealed joint supports the edges before they need a bigger repair.
Questions to ask before you book
- How the surfaces are prepared before sealing
- Whether they’re fully insured
- Is the old sealant removed completely?
- How much experience the applicator has
Landlords, agents and businesses in North Lanarkshire
Failed sealant is one of the commonest items on a check-out report. Several properties can go on one quote.
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.
Surface by surface
Commercial floors
In commercial buildings, we can plan floor joint work around opening hours. Out-of-hours working can be arranged.
Wet room and bathroom floors
In a wet room, the floor-to-wall joint is a key line of defence. It’s resealed with a sanitary silicone, and we will tell you if the leak seems to come from elsewhere.
Common questions in North Lanarkshire
Will you leave a mess?
We keep the work tidy. Nearby surfaces are protected, and we clear up when we’re done.
What information do you need?
Let us know what needs doing and where, plus pictures if you have them. If we need more, we will ask.
Do you use a paintable sealant?
Where you plan to paint, we do. Silicone doesn’t take paint.
Do you seal kitchen plinths to the floor?
Yes. Wet-area floor joints are sealed with a flexible, water-resistant silicone to keep mop water out.
Do the sealants smell?
That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.
How long does the job take?
As a guide, most jobs take a morning or an afternoon for most homes. Bigger jobs take longer, and we will say how long yours will take.
Can you seal over the old sealant?
No. Fresh sealant does not stick to old sealant, and it traps any mould or water underneath. We remove it all first.
